This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. SITE PLAN: 1. Indicate the location of gas, water, electric and sewer or septic line on the property, from property line to building. Provide the location of both sets of utility meters. 2. Show the water pipe size from the meter to the building. Show the point of connection for the proposed branch. The pipe must be sized for the calculated load, 2003 UPC 610.1. FOUNDATION PLANS: 1. Show or note a 6" minimum separation of untreated exterior posts above finished grade along with a 1" space above the floor, R319.1.4. 2. Clarify quantity of rebar in sonatube footing. 3. Provide dimension from end of building to post footings. 4. Provide size and detail for interior footing at new 4x4 column per note 1/A1.1. FLOOR PLANS: 1. Provide all window sizes and types, as well as the location of tempered glass (within 24" of doorways and when less than 60" above tub/shower floors), R308.4. 2. Note that tub/shower enclosures shall have nonabsorbent surfaces to 6' above the floor, R307.2. All glass enclosures shall be tempered, R308.4.5. STRUCTURAL PLANS: 1. Provide complete roof framing plan and details for existing roof to include: · Rafter dimensions, spacing, and spans · Existing roofing materials SECTIONS - DETAILS - MISC. NOTES: 2. Provide fastener schedule for 2x10s at detail 2/A2.0. 3. Provide detail for 2x10 to 2x12 connections. 4. Show wood beams with 1/2" end clearances from masonry, R319.1 (4). 5. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. 6. Note and specify all roof slopes appropriate with selected material, R901.1. (Minimum allowable slope for Built-up roof is ¼" per foot, R905.9.1. Minimum allowable slope for Roll roofing is 1" per foot, R905.5.2.) MECHANICAL PLANS: 1. Show bathroom exhaust fan locations for venting to exterior with minimum 50 CFM rating, R303.3 and M1506. ELECTRICAL PLANS: 1. Verify if service is being upgraded. 2. Verify that the electrical drop (if service is upgraded or relocated) over the existing building meets service standards by TEP and E3504.2. 3. Verify range/oven wire size and overcurrent device. 2. Show bathroom exhaust fan locations R303.3 and M1506. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; · The total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Show the exterior fixture wattage for determining lighting limits. Review guidance: www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf · Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. 2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). INTERNATIONAL ENERGY CONSERVATION CODE: 1. Show the "R" values of insulation, as well as the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40. 2. Provide a note on the plan stating: A special insulation inspection or an insulation certificate is required before final inspection, N1101.3.1.
