RESUBMITTAL REQUIRED: SITE PLAN


1. It is acknowledged solid waste pickup is proposed to be curb side which is the current solid waste scheme. However this project is a change of use, which means the design of the project must bring the site up to current standards. That said new projects will provide centralized on-site refuse storage, collection and pickup areas. This office acknowledges an alternative solution for solid waste is desired. The current proposal does not meet current standards. The current proposal must go through a Developemnt Standard Modification Request (DSMR), for information regarding the process contact Patricia Gehlen at 837.4919. It is also recommended to contact Andy Vera from Environment Services for preliminary approval, he can be reached at 791.5543 extension 1212.

2. A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure and a PAAL. The refuge area may have a roof for shade, provided it contains a sidewalk and pedestrian access which is unobstructed and is set back one (1) foot from the PAAL. Sidewalk is required adjacent and parallel to any PAAL on the side where buildings are located. Provide a sidewalk and pedestrian refuge between the one way PAAL and the south side of the existing structure. Revise plan as necessary. DS 3-05.2.2.B.1., DS 2-08.4.1.B.

The above comment is from the previous review and still applies. The current proposal does not meet the current standards. Revise the site plan to meet current standards or apply for a DSMR.

3. This office acknowledges the City of Tucson recently made improvements to the ROW. However if curb access ramps with truncated domes has not been provided, the ramps must be updated to the current requirements. Show on the plan curb access ramps at the transition between the sidewalk and the asphalt of the entrance/exit drives.

The above comment is from the previous review and still applies. Handicap curb access ramps are required to be constructed with truncated domes, per recent a Federal ADA requirement. Detectable warnings (truncated domes) will be required at all curb access ramps or at any area where the sidewalk is flush with the asphalt. ICC/ANSI The area covered by the truncated domes shall be twenty-four (24) inch deep and extend the full width of the crosswalk, preceding the crosswalk, including the handicap access aisle. All accessible curb ramps shall have truncated domes installed that shall be twenty-four (24) inches minimum in the direction of travel and extend the full width of the curb ramp or flush surface. The domes shall be located so the edge nearest the curb line is six (6) inches to eight (8) inches from the curb line.

COMMENTS: Contact me for an appointment resubmit revised drawings, redlines and response letter, stating how Zoning comments for Land Use Code and Development Standards were addressed.

1. Per DS 2-02.2.1.8 regarding parking: (Per last review requesting space dimensions)
A) Provide length of spaces
B) Provide angle of spaces (with PAAL at 16' wide, 60 degree angle minimum required)

2. Per DS 2-02.2.1.11, with regards to PAALs (per last review requesting dimensions)
A) South back up spur must be 3' deep with 3' separation with curb from property line
B) Clarify drive thru PAAL setback from the building at all points per DS 3-05

3. Per DS 2-02.2.1.12 - regarding pedestrian/handicapped routes (per last review)
A) Provide 5' wide sidewalk/pedestrian refuge along south drive through PAAL (per DS 2-08.4.1.B. To not provide this - or modify the width of it - is a DSMR)
B) The pedestrian route must have truncated domes and ramps where needed - see my marks on the plan. Specify where sidewalks are flush with asphalt, specify where ramps (if applicable) are needed. Note that Truncated Domes (early warning devices) are required at all points where transitioning from pedestrian to vehicle use areas.
C) Please call out curbing with keynotes on the plan - it's hard to tell where curbs versus paint marks are. Curbs are needed to separate the one way PAALs at entry as well.

4. Per DS 2-02.2.2.A.2, (Per last review) please show the gross floor area of the area of the sales for all gross floor area calculations. Please provide a Floor Area Ratio calculation in decimal format. For help on this, please see LUC 3.2.11 for the calculation.

07/11/2007 ANDREW CONNOR LANDSCAPE REVIEW Denied 1. The location of required screening is the property line per DS 2-06.3.7.C. Revise location of screen walls as necessary.

2. All landscape areas will be depressed to accept water flow from roofs, PAAL, and parking areas. Show by detail or spot elevations how landscape areas will accommodate water harvesting.

3. Note: The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Ensure that all changes to the site plan are reflected on the landscape plan. Provide correct plan set with re-submittal.

4. Include with re-submittal DSMR or variance approval documentation. Indicate on the lower right hand corner of the site plan, the case number, date of approval, and any conditions imposed.
