I understand the site plan on sheet AS-3 is intended to be the site plan for the development of the site, however, it is missing a significant amount of data - all development notes need to be on this sheet. The site plan drawing from T-1 is to be labeled as existing conditions. These two drawings are too different in data to be used in conjunction. Make AS-3 the first sheet and move all site note data and location map to this sheet. I acknowledge that several review comments from the last review were addressed and provided on sheet T-1. 2. Per DS 2-02.2.1.6, with regards to buildings: A) clearly dimension the building footprints of all buildings B) dimension distance between building walls in drive thru lane areas RESPONSE: I see the data on sheet T-1, please add to AS-3 3. Per DS 2-02.2.1.8 with regards to parking: A) Per ANSI 502.4.1., angled parking requires van access aisle on passenger side. Move handicapped access aisle to space closest to the south lot line, move the handicapped space to be immediately north of the access aisle to allow passenger side loading. B) Provide handicapped parking sign detail with $518 fine, call out location on plan. C) Dimension angled parking to show all space widths per chart in back of LUC 3.3.4 4. Per DS 2-02.2.1.9, with regards to bicycle parking: Transfer to Sheet AS-3 A) Bicycle parking should be provided within 50 feet of the entry of the building (this appears to be met, just show building entry and dimension to bike rack) 5. Per DS 2-02.2.1.11, with regards to PAALs A) The drive thru widths need to be shown - interior wall to interior wall B) The drive thru vehicle stacking of 4 spaces (per DSMR 07-09) needs to be shown, dimensioned, from the pick up window C) Dimension back up spur at south side of site D) Clarify drive thru PAAL setback from the building at all points per DS 3-05 E) Clarify any pick up window/counter overhang into drive thru PAAL 6. Per DS 2-02.2.1.12 - with regards to pedestrian and handicapped routes- A) Provide 5' wide sidewalk along south drive through PAAL B) Move the pedestrian route from the access aisle to cross south of the last car in the drive thru to meet a sidewalk along the south drive through lane along building C) the pedestrian route must have truncated domes and ramps where needed 7. Per DS 2-02.2.1.19 - with regards to the right of way -A) staff received an advisement from Vince Catalano that 6th Avenue will not widen further. Please place this note on the site plan and label the existing curb as existing/future curb location. RESPONSE: I see the note on sheet AS-1, transfer to Sheet AS-3 8. Per DS 2-02.2.1.32, please see engineering comments for the trash enclosure location and specifications. 9. Per DS 2-02.2.2.A.2, please show the gross floor area of the area of the sales for all gross floor area calculations. The rest of the building area - drive thrus and carports - are considered vehicular use areas. RESPONSE: Please take the parking canopy square footage reference off the plans since it will be removed. 10. Depending upon the responses provided, further review comments may be forthcoming. A 10' interior landscape border is required along site boundaries of the adjacent residential properties per LUC Table 3.7.2-I. Provide record of easement. 3. The location of required screening is the property line per DS 2-06.3.7.C. Revise location of screen wall as necessary. 4. A 6' wall is required to screen refuse enclosure from adjacent residential property per LUC Table 3.7.2-I. 5. Areas where plants are susceptible to injury by vehicular or pedestrian traffic must be protected by appropriate means. Revise the lands cape plan to provide curbing or other suitable barrier for landscape areas within and adjacent to the vehicular use area per LUC 3.7.2.3.B. 6. Include inside dimensions of strip planter within vehicle use area on the landscape, site and grading plans. A minimum of 4' in width must be provided for each canopy tree. The measurement is always within the planter area and does not include any material which defines the outer edge of the unpaved area per DS 2-06.3.3.C. 7. Provide the ultimate size of trees to remain in place indicated by the spread of canopy per DS 2-07.2.2.A.1. 8. All landscape areas will be depressed to accept water flow from roofs, PAAL, and parking areas. Show by detail or spot elevations how landscape areas will accommodate water harvesting. 9. Add note to landscape plan: Fencing shall be required during construction per DS 2-06.8.0 Fig.1 for individual Protected Native Plants to be preserved-in-place. The area to be fenced shall be beyond the "drip-line" of the vegetation by one-half (½) the distance of the "drip-line" radius. For Saguaros and cacti, the area to be fenced shall be equal to the distance of one-half (½) the height of the plant per DS 2-15.6. 10. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Ensure that all changes to the site plan are reflected on the landscape plan. Provide correct plan set with re-submittal. 11. Include with re-submittal DSMR approval documentation. Indicate on the lower right hand corner of the site plan, the case number, date of approval, and any conditions imposed. 12. Additional comments may apply. |

Please include a response letter with the next submittal that states how all comments have been addressed. The site plan review was on sheet AS-3. RESUBMITTAL REQUIRED: SITE PLAN 1. Provide on sheet AS-3 a location map which meets the minimum requirements of D.S. 2-05.2.1.D, show the subject property approximately centered in the one (1) square mile area, identify conditions within the square mile area, such as major streets and watercourses, section, township and range and scale. D.S. 2-02.2.1.A.4. 2. Provide on sheet AS-3 bearings and dimensions for the boundary of the site. DS 2-02.2.1.A.5. 3. Label the sight visibility triangle shown on sheet AS-3. DS 2-02.2.1.A.10. 4. It is not clear why a future site plan, sheet AS-2 is shown with the plan package. The future plan is significantly different then the current proposal. For example a loading space has been provided on the future plan and the current proposal eliminated the loading space. It appear that the future site plan, sheet AS-2 is not necessary. Clarify. If sheet AS-2 is removed provide the Traffic Engineering note on AS-3. 5. When the alley is being used to service the solid waste containers the alley must be 20' in width and have 15' of vertical clearance. Verify on the plan these standards are being met. DS 2-02.2.1.A.32. 6. Provide existing finish grades to determine the drainage of drainage. DS 2-02.2.1.A.16. The above comment is from the first review and has not been adequately addressed. This office acknowledges the scope of the project does not include grading. However the general direction of drainage most be shown on the site plan. At minimum provide drainage arrows to depict the direction of drainage and include the symbol in the legend. 7. Provide on sheet AS-3 existing contour(s) at interval not exceeding two feet as pertinent and Bench Mark based on a City of Tucson Datum, include City Book and Page. DS 2-02.2.1.A.23. 8. Indicate on the plan view of sheet AS-3 the building finish floor elevation. DS 2-02.2.1.A.16. 9. Identify (label) and depict the width of the sidewalk within the ROW on sheet AS-3. DS 2-02.2.1.A.12., 21. 10. A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure and a PAAL. The refuge area may have a roof for shade, provided it contains a sidewalk and pedestrian access which is unobstructed and is set back one (1) foot from the PAAL. Sidewalk is required adjacent and parallel to any PAAL on the side where buildings are located. Provide a sidewalk and pedestrian refuge between the one way PAAL and the south side of the existing structure. Revise plan as necessary. DS 3-05.2.2.B.1., DS 2-08.4.1.B. 11. This office acknowledges the City of Tucson recently made improvements to the ROW. However if curb access ramps with truncated domes has not been provided, the ramps must be updated to the current requirements. Show on the plan curb access ramps at the transition between the sidewalk and the asphalt of the entrance/exit drives. |
