Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. SITE PLAN:

1. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005.

FLOOR PLANS:

1. Note that tub/shower enclosures shall have nonabsorbent surfaces to 6' above the floor, R307.2. All glass enclosures shall be tempered, R308.4.5.

STRUCTURAL PLANS:

1. Detail all brace wall connections from the foundation to the roof plywood, R602.10.8.
2. Provide a complete braced panel layout showing braced panels on interior wall lines such that intervals do not exceed 35' from exterior wall lines (between front & back walls), R602.10.1.1. Interior braced panels require sill to foundation connections with ½" anchor bolts described in R403.1.6, R602.10.8.
3. Show masonry wall horizontal lateral support (Detail 8/A8), R606.8.1.

SECTIONS - DETAILS - MISC. NOTES:

1. Show weep screeds with a minimum clearance 4" above grade or 2" above paved areas, (Detail 3/A8 as referenced on sheet A6), R703.6.2.1. Section A-A shows the carport separation wall with stucco finish (Keynote #18).

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code, or appeal to the Building Official for IRC design approval.
2. Provide the total fixture unit demand for Residence 2 when calculating its service pipe, also show the demand for the entire property when calculating the service pipe length that services both units, per 2003 UPC Table 6-4.

3. Each dwelling unit requires an individual accessible water supply shut off, UPC 605.3.
4. Show an upper terminal cleanout at each horizontal drainage pipe greater than 5'(all drains with a sink) UPC 707.4.
5. Show the cleanout size (1-½" for drains up to 2" and 2-½" for drains up to 3") as required by Table 7-6. The water closet VTR may be used as the cleanout if increased to 2-½" (3" ABS).
6. Show a clean out at the kitchen sink area UPC 707.4 W/ State amendment.
7. Condensate disposal may not discharge into a VTR, UPC 910.1 & 908.1.

ELECTRICAL PLANS:

1. Provide consistent garage receptacle mounting heights, notes 6a & 16, sheet A11.
2. Clarify if Bedroom 2 has two controlled receptacles.

OUTDOOR LIGHTING CODE

1. Show the total number of exterior fixtures located on the property when calculating allowable lumens, including those under the carport.
2. Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Both standard and high density R-38 batt insulation requires a space greater than provided with 2" x 10" framing. Identify the product that provides the intended value.
2. Tucson is in climate zone 4B, 2100 HDD, IRC chapter 11, local amendment. The simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13 complies with 2003 IECC energy requirements, if glazing does not exceed 15% of exterior wall area. Show the window to wall calculation and energy values, or provide energy calculations per the 2003 IECC for compliance validations. Select the climate zone 4B, Pima County < 4000 ft, 2100 HDD if using REScheck. http://www.energycodes.gov/rescheck/ rather than the previously accepted MEC values.
3. Revise the "U" factors of the windows and doors on the plans if the IECC compliant calculations require a change. Also, show the solar heat gain coefficient SHGC minimum value of 0.40.
