This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. See this site for all adopted amendments: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html Correct illegible overtyped statements: All dimensions and notes shall be consistent on each plan or elevation. SITE PLAN: 1. Show the water pipe size from the meter to the building. Show the point of connection for the proposed branch. The pipe must be sized for the calculated load, 2003 UPC 610.1. FOUNDATION PLANS: 1. Show or note a 6" minimum separation of untreated exterior posts above finished grade along with a 1" space above the floor, R319.1.4. CB post bases do not provide clearance. 2. Epoxy connections require special inspections. If used, a special inspection request must be included with the permit application. FLOOR PLANS: 1. Show under-floor space ventilation. Openings shall be not less than 1 SF for each 150 SF of area, R408.2. Show the location of a minimum 18"X24" access to under floor space that exceeds 30SF, R408.3. Also include compliance data for insulating floor area. R408 2. Locate and identify brace wall types and locations, R602.10.4 (include interior wall lines, R602.10.1.1) along with the appropriate tie-downs and nailing schedule, R602.10.8. You do not indicate compliance on storage building. 3. Show fireplace hearth size and materials, R1003.10 or R1004.2. Provide fireplace cut sheets, make, model number and the approval number of the UL-127 testing agency (IE: ICBO #) for factory built (zero clearance) fireplaces, R1002, or note the requirement for deferred submittal approval prior to installation24. Appliances installed in garages shall be mounted on platforms at least 18" above the floor, M1307.3. STRUCTURAL PLANS: 1. Provide complete roof and floor framing plans. Show size, spacing and span of all framing members, trusses, joists, rafters, beams, glue-lams, lintels, headers, ledgers and blocking. Some details indicate scissors trusses and other details show flat trusses. Please check your plans for consistency and accuracy. 2. Completely detail all connections to the foundation and/or framing members: Trusses to top plate Ledgers to masonry or framing Joist to ledger Hanger types Hold-down locations and types (for storage area). 3. Indicate compliance with R602.10.5 for 11' walls @storage area. Continuous structural panel sheathing shall comply with Table R602.10.5 that is limited to 10' wall lengths, R602.10.5. This building may require a structural design by a registered engineer in the state of Arizona, R602.10.10. 4. If your scissors truss plan requires horizontal movement then you may want to revisit your fastener requirements for uplift and lateral. TC rather than H2.5. 5. Provide manufacturer's calculations and data for pre-fabricated trusses, R802.10.2, or note the requirement for deferred submittal approval prior to installation. 6. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (>30 S.F.), R807. 6. Please provide a ledger detail. 7. Justify 6x12 beam @carport. It appears to be under-sized. SECTIONS - DETAILS - MISC. NOTES: 1. Clarify details; example: truss plan indicates scissors while details are flat ceiling. You reference detail C; I never found it. 2. Cross-sections shall be cross-referenced to the floor plan and framing plans. Your only section appears to be referenced incorrectly. 3. Indicate any changes to existing roof ventilation in place that your addition will impact and how you will mitigate that. Calculate the attic ventilation area using the correct attic area in compliance with R806.2. Note only 80% of the required ventilating area may be provided by ridge or gable vents when applying the reduced area calculation. Show the amount of eave vents needed to comply. 4. Your detail for unvented roof indicates design criteria including tile roof and mechanical fresh air requirements that are not indicated on plans. Are you planning on using Detail A on addition and storage? 5. Page S2.1 section #5 indicates concrete slab whereas foundation plan S1.1 indicates TJI flooring. PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code, or appeal to the Building Official for IRC design approval. 2. Justify water supply line size is capable to accommodate additional fixture units and indicate supply to new fixtures. 3. Please indicate water heater location. 4. Show an upper terminal cleanout at each horizontal drainage pipe greater than 5'(all drains with a sink) UPC 707.4. 5. It appears on drawings that a new ¾" line supplies new furnace and log lighter, from meter, exceeding maximum flow capacities. Please clarify. 6. Provide the length of gas line (total developed length) from meter to the most remote appliance on the system and size the supply pipe for the connected demand, UPC 1217.2. MECHANICAL PLANS: 1. Show location of catwalk and working platform for heating or air conditioning equipment located in the attic. Show provisions for and route of secondary condensate drain, M1305.1.3. ELECTRICAL PLANS: 1. Please indicate how existing home runs new panel (sub-panel, junction box, etc.) 2. Please indicate what circuit 13 supplies. 3. Indicate method of service to storage area from house panel. 4. Receptacle outlets shall be installed in habitable spaces so that no point along the wall (exclude door openings) is more than 6' from a receptacle outlet, E3801.2. 5. Note that an arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11. 6. Lights installed over a shower or bathtub must be approved for use in wet area, E3903.8. 7. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Show the exterior fixture wattage for determining lighting limits.
