Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. FOUNDATION PLANS:

1. It would be good to indicate that you will dowel into existing slab to prevent any uneven flooring. It doesn't require anything particular but if you specify epoxy it requires special inspection.

STRUCTURAL PLANS:

1. Show lateral support of trusses. Show a detail of truss to wall connection using ties having a resistance to uplift of not less than 175 pounds, R802.10.5. Indicate appropriate connectors for girder and scissors trusses.
2. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (>30 S.F.), R807.

ELEVATIONS:

1. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7.








SECTIONS - DETAILS - MISC. NOTES:

1. In section C, please indicate new rafters bearing on wall or connection details justifying ability to support new roof.
2. Calculate the attic ventilation area using the correct attic area in compliance with R806.2. Note only 80% of the required ventilating area may be provided by ridge or gable vents when applying the reduced area calculation. Show the amount of eave vents needed to comply.
3. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing if insulation is attached to truss bottom cords and eave venting is used, R806.3.
4. Show the ceiling gypsum board as either 5/8" or sag resistant when applied to 24" O/C. framing, IRC table R702.3.5 footnote d.
5. Please indicate 2x frieze boards for shear transfer from roof membrane.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code.
2. Without developed length, I'm unable to calculate quantity of fixture units that can be supplied by any branch lines.

ELECTRICAL PLANS:

1. No outlets in shower area. (circuit 2) What is pump for?
2. Receptacle outlets shall be installed in habitable spaces so that no point along the wall (exclude door openings) is more than 6' from a receptacle outlet, E3801.2. You probably will exceed that @wall separating master bed addition from porch.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Show the exterior fixture wattage for determining lighting limits. Review guidance: www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf All exterior doors at grade level require illumination and you must include all exterior fixtures in calculations.
2. No cut-sheet provided is considered FCO style, therefore it should be calculated as unshielded. The fixture may be considered FCO if a shield is added which blocks emittance above the horizontal plane, and notation is included for setting the adjustment aiming angle no higher than 45 degrees to the horizontal.




INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 4B, 2100 HDD, IRC chapter 11, local amendment. The simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13 complies with 2003 IECC energy requirements, if glazing does not exceed 15% of exterior wall area. Show the window to wall calculation and energy values, or provide energy calculations per the 2003 IECC for compliance validations. Select the climate
