COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for full code compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for the proposed expansion only. Provide a copy of the last approved site plan so that Zoning can verify the percent of expansion of floor area and vehicle use area. Once provided and verified additional comments may be forth coming.

2. This comment has not been fully addressed. Based on the last approved site plan there is a difference in the square footage of Building 'B'. The last approved plan shows 24,255 where as this site plan shows 27,120 which is a difference of 2,865 square feet, clarify. The building expansion calculation is incorrect. The prior expansion exceeded the 25% which required full code. This expansion would be the proposed building, 5,184 square feet, divided by the total of phase 1 & 2, 47,176, or a building expansion of 11%, revise the building expansion calculation. D.S. 2-02.2.2.5 Provide a calculation for the building and lot expansion.

3. The street name shown under "ADDRESS" of "DEVELOPMENT DATA" is incorrect. The street name is CIRCUIT ROAD, not DRIVE, revise.

4. Ensure that all changes to the site plan are reflected on the landscape & grading plan.

5. Zoning will provide an over the counter review once the above comments have been addressed. Call or email for an appointment.

2. Within a vehicular use area, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1. Canopy tree definition is as follows: A woody plant, other than a palm tree, with a mature crown diameter of at least fifteen (15) feet and having a trunk that, at maturity, is kept clear of leaves and branches at least six (6) feet above grade. Palm trees cannot be used for canopy requirement for vehicle use area. Clarify areas used for display or vehicle use on the site and landscape plans.

3. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Ensure that all changes to the site plan are reflected on the landscape & grading plan.
