Site Plan:
1. Please clarify on the Site Plan whether the sidewalks along the right-of-way are existing or proposed and provide those dimensions.
2. Please provide the dimensions from the street monument line to existing and proposed curbs and sidewalks.
3. Please provide the SVT for the intersection of Circuit Rd. and Auto Mall Dr.
4. Please clarify the location of the refuse container and if existing or proposed.
5. Please ensure that all type is a minimum 12-point size and easily read (not overlaid by shading or other words).

Grading Plan:

Storm Water Pollution Prevention Plan (SWPPP):
1. Please replace the word "should" with either "will" or "shall" throughout the report to make the SWPPP approach a more specific plan rather than a generic plan.
2. Please indicate on the SWPPP Site Plan the location of the following, as stated in General Note 1:
2.1. Material storage area(s)
2.2. Waste storage area(s)
2.3. Equipment Storage area(s)
2.4. Concrete/Waste wash out area(s)
3. Please provide the permanent stabilization methods specified for this particular site. Incorporating the Grading and the Landscape Plans as part of the SWPPP and referencing them accordingly can do this.

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for full code compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for the proposed expansion only. Provide a copy of the last approved site plan so that Zoning can verify the percent of expansion of floor area and vehicle use area. Once provided and verified additional comments may be forth coming.

2. D.S. 2-02.2.1.A.7 Sheet C1provided a dimension on the plan for the building setbacks to the south, east & west property lines. Also provide a dimension from the proposed building to the existing building located to the north.

3. D.S. 2-02.2.1.A.8 Detail 1/C4 Typ. Parking Stall, please clarify the note "OVERHANG LANDSCAPING, 8" MAX.", it appears that a vehicle would be able to overhang the landscaping thirty (30) inches.

4. D.S. 2-02.2.1.A.8 Provide a detail for the handicapped accessible sign.

5. D.S. 2-02.2.1.A.12 A pedestrian circulation/accessible route connecting the proposed building and the sidewalk along Auto Mall Dr. is required. D.S. 2-08.3.1

On sites where the gross floor area of the existing building(s) is more than ten thousand (10,000) square feet, expansion in square footage of land area, floor area, lot coverage, or vehicular use area as follows:

2. If the expansion is less than 25%, the requirements of this Division apply only to the proposed expansion. Existing development on the site is subject to the zoning regulations in effect at the time the existing development received zoning approval per LUC 3.7.1.2.B.

3. If the expansion is 25% or greater or if expansions as of February 15, 1991 cumulatively result in a 25% or greater expansion in land area, floor area, lot coverage, or vehicular use area. The requirements of this Division apply to the entire site per LUC 3.7.1.2.B. Provide a copy of the last approved site and landscape plans for reference. Include expansion calculations.

4. Within a vehicular use area, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1. Canopy tree definition is as follows: A woody plant, other than a palm tree, with a mature crown diameter of at least fifteen (15) feet and having a trunk that, at maturity, is kept clear of leaves and branches at least six (6) feet above grade. Palm trees cannot be used for canopy requirement for vehicle use area.

5. The planting plan and layout calculations will include the following Information:
Locations, size, and name of all existing vegetation to remain in place. Include both the proper and common name of each type of plant material.

6. Landscape plans shall include a summary of plants required for mitigation. Show the TOS mitigation if necessary. DS 2-15.3.4.B.

7. Include with re-submittal any annexation or re-zoning information. Indicate on the lower right hand corner of the site plan, the case numbers, date of approval, and any conditions imposed.
