Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005.

SITE PLAN:

1. Show the water pipe size from the meter to the building. Show the point of connection for the proposed bathroom. The pipe must be sized for the calculated load, 2003 UPC 610.1.

STRUCTURAL PLANS:

1. Revise the porch beam size (2-2x12) for carrying one half of the truss load, or show a bearing wall connection on the Truss Type "A" detail, sheet A2.
2. Provide manufacturer's calculations and data for pre-fabricated trusses, R802.10.2, or note the requirement for deferred submittal approval prior to installation.
3. Specify the gable end bracing and connections to the structure, R802.10.3.

ELEVATIONS:

1. The amount of attic space ventilation is based on the appropriate installation of a rated vapor barrier, R806.2. Note and specify this material on the plans.
2. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation, R905.
3. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7.

SECTIONS - DETAILS - MISC. NOTES:

1. Show or note a 6" minimum separation of untreated exterior posts above finished grade along with a 1" space above the floor, R319.1.4. Note on details 7 & 14/D1.
2. Show GluLam beams with 1/2" end clearances from masonry, R319.1.4.
3. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. Revise notes on sheet A5 and D1.

PLUMBING PLANS:

1. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4.

2. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi, if the water pipe serves both the existing and proposed fixtures. A water service line diameter of 1" may be required between the meter and dwelling point of entry with a ¾" branch from the point of entry to the water heater.
3. Show a 3" drain between the water closet and two-way cleanout, UPC 703.1 & Table 7-3.

MECHANICAL PLANS:

1. Provide a return air duct sized for the 5-ton unit, M1602. Minimum duct/register size: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). The 14" duct is undersized.

ELECTRICAL PLANS:

1. Provide equipment rated for 22,000 AIC short circuit protection, 2006 Edition of Electric Service Requirements TEP SR-510.
2. Receptacle outlets shall be provided at each kitchen counter space wider than 12", and shall be installed so that no point along the wall line is more than 24" from a receptacle outlet, E3801.4.1. The counter next to the refrigerator and between the sink & range require additional receptacles.
3. Peninsula counter tops shall have at least one receptacle outlet at each counter space with a long dimension of 24" or greater, and a short dimension of 12" or greater, E3801.4.2 and E3801.4.3.
4. Two or more 2O AMP small appliance circuits shall be provided to serve kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room. Such circuits shall not serve other rooms, E3603.2 and E3801.3 through E3801.4.5.
5. The exterior outlets at grade level shall be GFCI protected E3802.3.
6. Hallways of 10' or more in length require a receptacle, E3801.10.
7. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. This includes existing bedroom smoke detectors with attic space, R313.1.1.

OUTDOOR LIGHTING CODE

1. The cut-sheet provided is not considered FCO style with glass panels, therefore it should be calculated as unshielded. Fixture style "A" may be considered FCO if the glass panels are replaced with metal that blocks emittance above the horizontal plane.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 4B, 2100 HDD, IRC chapter 11, local amendment. The simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13 complies with 2003 IECC energy requirements, if glazing does not exceed 15% of exterior wall area. Show the window to wall calculation and energy values, or provide energy calculations per the 2003 IECC for compliance validations. Select the climate zone 4B, Pima County < 4000 ft, 2100 HDD if using REScheck. http://www.energycodes.gov/rescheck/
2. Show the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40 rather than the previously accepted MEC values.
