This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All code references to the International Residential Code shall be changed from 2000 to 2003 with appropriate paragraph references. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005. FOUNDATION PLANS: 1. All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36" in the direction of travel, R311.4.3. 2. Show compliance with termite treatment specified by R320, as amended. 3. Note that grade away from foundations (6" within 10') shall comply with R401.3. 4. Specify and locate all foundation hold-downs and anchor-bolt spacing (at quarter points) for brace wall panels, R403.1.6 & R602.10.3 or R602.10.6. These are missing for interior brace wall panels. Also, interior brace wall panels aren't indicated. Show compliance with 602.10, BWP @every 35'. Consider the Mb closet location. FLOOR PLANS: 1. Note that ALL tub/shower enclosures shall have nonabsorbent surfaces to 6' above the floor, R307.2. All glass enclosures shall be tempered, R308.4.5. 2. Show compliance with R310 providing egress from the existing bedrooms to meet the following minimum specifications. Show compliance @ existing bedroom. Maximum sill height of 44". Minimum net clear opening dimension of 24" height and 20" width. 3. Locate and identify brace wall types and locations, R602.10.4 (include interior wall lines, R602.10.1.1) along with the appropriate tie-downs and nailing schedule, R602.10.8. 4. Provide fireplace cut sheets, make, model number and the approval number of the UL-127 testing agency (IE: ICBO #) for factory built (zero clearance) fireplaces, R1002, or note the requirement for deferred submittal to building inspector at installation. 5. Please indicate location of existing carport. Exterior walls with a fire separation distance less than 3' shall have not less than 1-hour fire-resistive construction. STRUCTURAL PLANS: 1. Detail all framing members, rafters, top sills and wall extensions (w/ tie straps). Plans indicate great room rafters are over-spanned. Beams @ kitchen/great room opening are over-spanned. 2. Please provide a detail of how ceiling changes from 8' to 9'. 3. Justify 2x6 ceiling span @master bedroom. 4. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (>30 S.F.), R807. @ crickets. ELEVATIONS: 1. Note and size all roofing drains and scuppers for flat roofed areas, R903.4. 2. Note and specify all roof slopes appropriate with selected material. (minimum allowable roof slope is ¼" per foot, R905.11.1) 3. Note and dimension the fireplace chimney. Show a minimum 2' termination above any roof point within 10' measured horizontally, and not less than 3' above the point where the chimney passes through the roof, R1001.6. SECTIONS - DETAILS - MISC. NOTES: 1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. Specify wall surfaces also. 2. Provide fire blocking between chimney chase and attic area, R1001.16. 3. Clarify the statement on section A "blown in batt insulation" PLUMBING PLANS: 1. Provide the length of line to each gas appliance, BTU demand of each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system, UPC 1217.0 & Table 12-7. 2 I corrected your calculations for the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi. A water line diameter of 1 1/4" is required. 3 Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute, State Amend. R4-48-104. 4. Provide pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5. 5. Gas line should not be run under slab (carport). MECHANICAL PLANS: 1. Show dryer vent size and location, M1501. 2. Show bathroom exhaust terminating out of the dwelling unit, M1506.2. What do you mean by VOA? 3. Show a minimum 2' termination above any roof point within 10' measured horizontally, and not less than 3' above the point where the chimney (metal pipes) passes through the roof, G2427.5.3. ELECTRICAL PLANS: 1. Provide equipment rated for 22,000 AIC short circuit protection, 2006 Edition of Electric Service Requirements TEP SR-510. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Your calculation sheet indicates four fixtures. I count eight new fixtures on the plan. You must also include all existing lighting on the property.
