This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. The pipe must be sized for the calculated load, 2003 UPC 610.1. FOUNDATION PLANS: 1. Locate and specify all anchor-bolt spacing on the foundation plan for the framed wall Keynote #2/A3. Minimum ½" diameter with 7" embedment into concrete or masonry. Maximum spacing 6' o/c and within 12" of each sill plate end, R403.1.6. STRUCTURAL PLANS: 1. Specify design criteria on plans. Provide values for floor dead load and live load as well as roof dead load and live load. 2. Provide a ridge beam sized for the 18' span with a tributary load of 12' (4x12 DF#1 is undersized), R802.3. 3. Completely detail all connections for framing members: Beam to post or masonry wall with 1/2" end clearances from masonry, R319.1.4 and bearing contact to supporting members, R502.6 & R802.6. SECTIONS - DETAILS - MISC. NOTES: 1. Remove the slop notation from the Foundation Plan sheet A2. 2. Note and specify the length of anchor bolts for sill plates, top plates and ledgers, R403.1.6. Revise Details 2, 3, 5 & 6/SD1. 3. Specify all ledgers connected to masonry walls with 3x material, R606.10. Revise Keynote #3/A2 and Detail 5/SD1. PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). Revise the 1994 reference on each sheet, and note #1, 3 and 7 sheet P1. 2. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4. Provide the total fixture unit demand for the property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi, if the water pipe serves both the existing and proposed fixtures. Show the water service line diameter and point of connection for both the hot and cold lines. MECHANICAL PLANS: 1. Note on plans: Mechanical shall comply with 2003 IRC chapters 12 - 24. Revise the 2000 reference on note #4 sheet M1. 2. Provide an equipment specification list including the exhaust fan, M1302.1 with CFM rating R303.3 and M1506. ELECTRICAL PLANS: 1. Provide equipment rated for 22,000 AIC short circuit protection, 2006 Edition of Electric Service Requirements TEP SR-510. 2. Revise the panel schedule showing wire size, E3304.11 & E3606.2. 3. Note that an arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11. Add notation for circuit #14 & 16. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Show the exterior fixture wattage for determining lighting limits. Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). INTERNATIONAL ENERGY CONSERVATION CODE: 1. Standard R-30 batt insulation will not provide rated value when placed in a 2" x 8" space. Identify the product that provides the intended value. 2. Show the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40.
