Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

FOUNDATION PLANS:

1. All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36" in the direction of travel, R311.4.3.
2. Show or note a 6" minimum separation of untreated exterior posts above finished grade, R319.1.4.

FLOOR PLANS:

1. Show the location of a minimum 22"X30" attic access. Attic access is required if the space exceeds 30SF with a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space, R807.
2. Locate and identify brace wall types and locations, R602.10.4 (include interior wall lines, R602.10.1.1) along with the appropriate tie-downs and nailing schedule, R602.10.8. Interior brace wall panel required when span exceeds 35'.
3. Identify ceiling heights in all areas on floor plan, Table R602.10.520.

STRUCTURAL PLANS:

1. Parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines, R602.10.1.1
2. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (>30 S.F.), R807.
3. Specify weight of roof system items (for example, weight of selected tile). Provide ICBO evaluation report number and manufacturer of all concrete or clay-type roofing, or note the requirement for deferred submittal to building inspector at installation. Tamco has numerous varieties of products.

ELEVATIONS:

1. Calculate the attic space ventilation area using the correct attic area in compliance with R806.2. Note size and location of all vents needed to comply. Indicate the effect of the addition on existing roof ventilation system and your compensation for any loss of vent area.

SECTIONS - DETAILS - MISC. NOTES:

1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. The Az. Room ceiling is not specified at all.
2. Eave ventilation is not appropriate without attic space, or rafter cavity space between insulation and roof sheathing. ( Detail G 6)
3. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing if insulation is attached to truss bottom cords and eave venting is used, R806.3.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code.
2. Gas trunk line from existing Mechanical room to new Mech. Room is under-sized @1".
3. Reference and calculations should be done to 2003 UPC.
4. Site plan doesn't indicate 1 ¼" distribution line referenced in notes in calculations.
5. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute, State Amend. R4-48-104.
6. Hose bibs require backflow preventers, UPC 603.
7. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5.
8. Plumbing lines under-sized per data given. Fixture unit values allowed for copper pipe @162' @49 PSI per Table 6-5 of 2003 UPC are ½"=3, ¾" = 11, and 1" =23. I marked re-plumb (existing residence) lines under-sized, but plumbing plan for addition wasn't clear enough to mark. Please indicate compliance.

MECHANICAL PLANS:

1. Provide an equipment specification list including the furnace and evap cooler, M1302.1. Are both A/C units new?
2. Show that the maximum length of dryer vent does not exceed 25' with consideration of bend reductions, M1501.3.
4. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2003 IRC. Show compliance for all appliances. Confined spaces require a minimum of two 100 SQ. IN. openings, M1702.2. (1 Sq. inch per 1000 BTU required).

ELECTRICAL PLANS:

1. Provide equipment rated for 22,000 AIC short circuit protection, 2006 Edition of Electric Service Requirements TEP SR-510.
2. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3304.11 & E3606.2.
3. Electrical load calculations are inaccurate. E3502.2.
4. Bathroom receptacles shall be on a separate 20 AMP circuit with no other outlets, E3603.4. Please change family room counter receptacle from this circuit.
5. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3801.7. These outlets shall be GFCI protected E3802.3.
6. Indicate the location of convenience outlets for air conditioning equipment. Service outlet must be within 25' of equipment. (see E3801.11 and E3803.4)
7. Note that an arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11.
8. Indicate the location of all disconnect switches for air handling equipment, E4001.5.
9. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6.
10. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. This includes existing bedrooms with attic space, R313.1.1.
11. Smoke alarms are required outside each separate sleeping area R313.1.2.
12. Only one circuit can supply a box. You should not supply two circuits to serve garbage disposal and dishwasher in same box.

OUTDOOR LIGHTING CODE

1. The City of Tucson Outdoor Lighting Code requires compliance for both total lumen output (E3: 55,000 lumens per acre) and the unshielded component (E3: 12,000 lumens per acre).
2. Fixture B is not a full cut-off fixture and doesn't comply with calculations. All flood light fixtures must be aimed below 45 degrees below horizontal.
3. Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).
