TRANSMITTAL DATE: February 7, 2007

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1 This site plan was reviewed for full code compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC).

2 Walter Tellez, Zoning Administrator has reviewed the provided letter and site plan and has determined that Counseling Service is Medical Service - Outpatient. This being said the following comments have been generated:

a. Revise the proposed use to read "MEDICAL SERVICE - OUTPATIENT "30" & "31", SUBJECT TO: SECTION 3.5.4.8.B

b. Revise the vehicle parking calculation to meet the requirements of LUC Sec. 3.3.4. Per Commercial Services Use Group - Medical Service - Outpatient, Motor Vehicle: One (1) space per one hundred seventy-five (175) sq. ft. GFA. Based on 12,935 GFA, seventy-four (74) vehicle parking spaces are required.

c. Revise the bicycle parking calculation to reflect the requirements of LUC Sec. 3.3.4. Per Commercial Services Use Group - Medical Service - Outpatient, Bicycle: Eight (8) percent - fifty (50) percent Class 1 and fifty (50) percent Class 2. Per LUC Sec 3.3.3.5 the bicycle parking space calculation is base on the total number of vehicle parking spaces provided, not required. This said, 81 spaces provided requires 7 bicycle parking spaces, or 4 Class 1 & 4 Class 2.

d. Revise the loading space calculation to reflect the proper LUC Section. Base on Medical Service - Outpatient the LUC section is 3.4.5.4. Zoning acknowledges that the required number of spaces does not change.

3 D.S. 2-02.2.1.A.25 Zoning acknowledges that site lighting has been shown on the plan along with a detail. Along the west property line two (2) pole lights are shown directly adjacent to the parking within the vehicle overhang area. It appears that the light pole bases will interfere with the vehicle overhang, revise. Also there is a light shown approximately centered along the parking located on the north side of the proposed future building. It is unclear weather the base will interfere with the vehicle overhang. Although centered between two (2) parking spaces the diameter of the pole base in not delineated on the detail, clarify.

4 Ensure that all changes to the site plan are reflected on the landscape & grading plan. There currently inconsistencies between the site and landscape plan.
