COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for full code compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC).

2. Walter Tellez, Zoning Administrator has requested a letter from COPE defining in detail what the use of this facility will be.

3. As there is not a "PROPOSED USE" listed on this site plan Zoning will review this as a "COMMERCIAL - ADMINISTRATIVE PROFESSIONAL OFFICE" Development Designator "30". The Residential - Multifamily Dwellings 0-70 Per Acre is not clearly shown on the plan, please clarify. On the landscape plan and NPPO there is reference to a "CLINIC", clarify. Additional comments maybe forth coming.

4. All lettering and dimension shall be the equivalent of twelve (0.12") point or greater in size. The dimensions shown on the plan do not meet the minimum twelve-point size

5. D.S. 2-02.2.1.A.2 Provide a property description on the plan.

6. D.S. 2-02.2.1.A.4 Provide a location map which meets the minimum requirements of D.S. 2-05.2.1.D, show the subject property approximately centered in the one (1) square mile area, identify conditions within the square mile area, such as major streets and watercourses, section, township and range, north arrow and scale.

7. D.S. 2-02.2.1.A.5 Revise the lot dimensions and bearings to meet the requirement of twelve (0.12") point text size, see comment 3.

8. D.S. 2-02.2.1.A.7 Based on the "MAXIMUM BUILDING HEIGHT PROVIDED = 24', the proposed setback to the east property line is incorrect. Per LUC 3.2.6.5.A Within established areas, the front street perimeter yard is twenty (20) feet or one and one-half (1 ½) the height of the proposed wall (H), measured from the street property line, whichever is greater. 24' x 1.5 = 36' for the setback, revise the plan.

9. D.S. 2-02.2.1.A.7 Under the "ZONING CODE REVIEW" "PERIMETER YARD AT FRONT= 21'-0"" is incorrect revise to match comment 7.

10. D.S. 2-02.2.1.A.8 Provide typical parking space details for both handicapped and standard spaces.

11. D.S. 2-02.2.1.A.8 Dimension all radii for the proposed intersections of Parking Area Access Lanes (PAALs). Per D.S. 3-05.2.1.3.a When PAALs are designated as fire lanes or are used as access lanes for refuse collection or loading zones, a minimum unobstructed radius of eighteen (18) feet is required where they intersect another PAAL. And Per D.S. 3-05.2.1.3.b a minimum unobstructed radius of five (5) feet is required for all other PAAL intersections.

12. D.S. 2-02.2.1.A.8 Delineate and dimension the vehicle overhang at all sidewalks and landscape areas. If the sidewalk is less then six and one-half (6 ½) feet in width then barriers per D.S. 3-05.2.3.C must be provided.

13. D.S. 2-02.2.1.A.8 Dimension the radii for the backup spur shown at the southwest corner of the property.

14. D.S. 2-02.A.2.1.9 Zoning acknowledges that Class 1 and Class 2 bicycle parking is called out on the plan. Class 1detail 5/x1.2, per D.S. 2-09.5.2 provide and dimension the access aisle; Class 2 detail 5/x1.3 include materials for lighting, paving, and security; fully dimensioned layout.

15. D.S. 2-02.A.2.1.10 Provide Sight Visibility Triangles (SVTs) for the PAAL at Castro Ave.

16. D.S. 2-02.A.2.1.12 Provide dimensions for all proposed sidewalks.

30. Ensure that all changes to the site plan are reflected on the landscape & grading plan. There currently inconsistencies between the site and landscape plan.

1. All lettering and dimensions will be the equivalent of twelve point or greater in size. The purpose of this requirement is to assure that the lettering is legible when reproduced or microfilmed for record keeping purposes. The current font measures to 10 point, it must be at least 12 point or greater in size. Revise all lettering to be at least 12 point.

2. Provide a location map which meets the minimum requirements of D.S. 2-05.2.1.D, show the subject property approximately centered in the one (1) square mile area, identify conditions within the square mile area, such as major streets and watercourses, section, township and range, north arrow and scale. D.S. 2-02.2.1.A.4.

3. Add a legend to the plan indicating different line type, shading, etc.

4. Revise the dimensions and bearings to be 12 point. DS 2-02.2.1.A.5.

5. Provide sight visibility triangles (SVT) for the driveway to Castro Avenue. The near side length is 185' and the far side length is 110'. Revise. DS 2-02.2.1.A.

6. Dimension all proposed sidewalks. DS 2-02.2.1.A.12.

7. Dimension the back up spur located at the southwest corner of the site. See zoning comment number 13. DS 2-02.2.1.A.11., DS 3-05.2.2.D.

8. Delineate on the site plan the vehicle maneuverability for the loading space. DS 2-02.2.1.A.14.

9. Provide drainage patterns and finish grades on the plan. DS 2-02.2.1.A.16.

10. Provide flow arrows on the roof to determine direction of drainage. DS 2-02.2.1.A.16.

11. Provide cut and fill quantities on the site plan. DS 2-02.2.1.A.17.

12. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E.

13. When PAALs are used as access lanes for refuse collection, a minimum unobstructed radius of eighteen (18) feet is required where they intersect another PAAL. Dimension the radii at all PAAL intersections in effort to determine if this standard is being met. DS 3-05.2.1.C.3.a.

14. Indicate if Castro Avenue is a public or private street and provide the recordation data. DS 2-02.2.1.A.18.

15. All easements of record must be graphically shown on the plan with recordation data. If applicable provide information. DS 2-02.2.1.A.20.

16. Dimension from the street centerline of Castro Avenue to the existing ROW line, curb and sidewalk location. DS 2-02.2.1.A.21.

17. Does the sidewalk located in the ROW consist of existing and proposed sidewalk? If this is the case, clearly indicate the existing sidewalk (i.e. provide a keynote).

18. Per the Transportation Access Management Guidelines (TAMG) for an ingress/egress to a local street 18' curb returns are required. Indicate 18' curb returns for the ingress/egresses to Castro Avenue. TMAG was adopted on March 17, 2003 by Mayor and Council.

19. Provide existing topographic contours at intervals not exceeding 2' and/or spot elevations as pertinent and Bench Mark as based on the City of Tucson Datum, include book and page. Revise as necessary. DS 2-02.2.1.A.23.

20. Revise the detail dimensions for refuse containers, the enclosure must meet the minimum inside clear dimension of 10 feet by 20 feet between the bollards that are required between the containers and the enclosure's rear and sidewall. Refer to DS Sec.6-01.4.2 for specifications and requirements bin enclosure and construction. D.S. 2-02.2.1.A.32.

21. Clarify if the proposed "future" building area is going to be graded and or prepped with the remainder of the site. If this area is going to be graded or the ground surface disturbed, a surface treatment is required for dust control. Please clarify.

22. It is not clear why the Stormwater Pollution Prevention Plan (SWPPP) was submitted with the site plan, typically a SWPPP is submitted with the grading plan. Please clarify.

23. Please note that subsequent comments may be necessary upon resubmittal, depending on the nature and extent of revisions that occur to the plans.
12/21/2006 ANDREW CONNOR LANDSCAPE REVIEW Denied 1. All plant material used for landscaping shall be selected from the Drought Tolerant Plant List in Development Standard 9-06.0. Fraxninus velutina is not on the list. Fraxinus greggii would be an acceptable substation

2. Include inside dimensions of planters within vehicle use area on the landscape plan plans. A minimum of 4' in width must be provided for each canopy tree. The measurement is always within the planter area and does not include any material which defines the outer edge of the unpaved area per DS 2-06.3.3.C.

3. Clarify proposed use (See Zoning comment # 3) if the use is commercial then an interior landscape border is required along north property line.

4. All disturbed areas shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.7. Indicate treatment for future building site.
