This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. Show compliance with termite treatment specified by R320, as amended. 2. Specify all anchor-bolts with 7" embedment into concrete (detail 1 & 2/A7), R403.1.6. FLOOR PLANS: 1. Individual dwelling units in duplexes must be separated by a 1-hour firewall from floor to bottom of roof sheathing, IRC section R317.1. Show compliance by providing a section detail of materials prescribed in IBC Table 720.1(2), Items 15-1.1 to 15-1.16. at detail 1, 2, 6 & 7/A8. STRUCTURAL PLANS: 1. Clarify keynote #19 for brace wall panel nailing (6d @ 6" o/c edge & @12" o/c field), Table R602.3(1). 2. Clarify the left margin for keynote #20. SECTIONS - DETAILS - MISC. NOTES: 1. Identify keynote #24 referenced on existing bedroom plan sheet A2. 2. Clarify the referenced detail 9/A8 shown at detail 2/A8. 3. Clarify the referenced detail 10/A7 shown at the new exterior closet, sheet A2. PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code, or appeal to the Building Official for IRC design approval. 2. Note and specify all piping materials, UPC 301.1.1. 3. Hose bibs require backflow preventers, UPC 603. 4. Verify the need for a pressure and temperature relief valve at water heater. T&P lines must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5. 5. Show a two-way cleanout within 2' from the building at the lower end, UPC 707.4. 6. Provide the length of line to each gas appliance, BTU demand of each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system, UPC 1217.0 & Table 12-7. The ¾" gas pipe appears to be undersized. ELECTRICAL PLANS: 1. Provide equipment rated for 22,000 AIC short circuit protection, 2006 Edition of Electric Service Requirements TEP SR-510. 2. Show sub-panel feeder over-current protection for the four feeders, E3605.5. 3. Provide an exterior outlet at grade level located at the new exterior wall for each dwelling, E3801.7. These outlets shall be GFCI protected E3802.3. 4. Hallways of 10' or more in length (new size) require a receptacle, E3801.10. 5. Note that an arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11. 6. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6. 7. Smoke alarms are required outside each separate sleeping area, R313.1.2.
