This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. Locate and identify brace wall types and locations, R602.10.4. Provide a complete braced panel layout showing panels at the ends (within 12.5') of all wall lines and additional panels centered at least every 25' between, Table R602.10.1. Show type 2 symbols to the East and West walls. STRUCTURAL PLANS: 1. Provide a complete braced panel layout showing braced panels on interior wall lines such that intervals do not exceed 35' from exterior wall lines, R602.10.1.1. Interior braced panels require sill to foundation connections with ½" anchor bolts described in R403.1.6, R602.10.8. Show interior panels on one side of the Family Room extension or Bath #2. 2. Provide a Carport center beam that supports a ½ (20') 30 PSF tributary load. 3. Provide a Carport/Addition hip beam that supports a ½ (20') 35 PSF tributary load, and indicate the intermediate support condition. 4. Provide a Family Room support beam that supports a ½ (19.5') 35 PSF tributary load. 5. Provide a Bedroom #3/Studo opening header that supports a ½ (19.5') 35 PSF tributary load. SECTIONS - DETAILS - MISC. NOTES: 1. Replace "county" with "City of Tucson" at note #4, sheet A-2. 2. The new roof may enclose existing eave ventilation that must be restored or made-up elsewhere. Calculate the ventilation area of the existing attic space in compliance with R806.2. A 2" hole provides an area of .022 SQ FT. Gable venting may be installed allowing the reduced area calculation, R806.2. PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code, or appeal to the Building Official for IRC design approval. 2. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4. Show the cleanout size (1-½" for drains up to 2" and 2-½" for drains up to 3") as required by Table 7-6. Increase the water closet (area) cleanout to 2-½" (3" ABS). 4. Provide the correct demand for each gas appliance (GasPack) on the Gas Fixture schedule, UPC 1217.0 & Table 12-7. MECHANICAL PLANS: 1. Show dryer vent size and location, M1501. 2. Show bathroom exhaust fan locations with CFM rating (min. 50 CFM) R303.3 and M1506. 3. Provide return air duct size, M1602. Minimum duct/register size: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). ELECTRICAL PLANS: 1. Designate the circuit number at the location of each receptacle and equipment disconnect switch, E3603.5. Correct the roof mounted service receptacle labeled as office. Also, label the exterior receptacle as GFCI, E3802. 2. All receptacle outlets serving kitchen countertops shall have ground fault circuit interrupting protection. Label each receptacle GFCI requiring such protection, E3802.6. 3. Note that an arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11. 4. Smoke alarms are required outside each separate sleeping area, R313.1.2. OUTDOOR LIGHTING CODE 1. Show the total number of exterior fixtures located on the property when calculating the new total. 2. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Show the exterior fixture wattage for determining lighting limits. Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). INTERNATIONAL ENERGY CONSERVATION CODE: 1. The energy calculations on sheet A-2 show the simplified prescribed energy requirements if glazing does not exceed 12% of exterior wall area. Correct the window opening sizes for 3030xo windows and divide the window opening total by the wall area.
