This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable. This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan. Should you have questions regarding the comments herein, please contact your plans examiner Antonio Moya. Sprinklered Alarms Dwelling Porch N/A III-B 615 440 No Smoke Special Inspection is required for the following items: Epoxy Welding GENERAL COMMENTS: All lettering should be a minimum of 1/8” capitalized, please comply. Reference City of Tucson Submittal Requirements. ARCHITECTURAL COMMENTS: Sheets A2 and A4 All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36” in the direction of travel. Reference IRC Section R311.4.3. Sheet A7 Show calculation of attic ventilation area. Note location of all vents needed to comply or show compliance with an accepted Non-vented Roof Method Details 1-8, Dated 7/18-19/2001 as permitted by Section R104.11, Alternate Methods. Reference IRC Section R806.2. Sheet A8 For thin-coat stucco systems over foam board, note and specify the listing agency’s evaluation report number, system name and manufacturer, and note and specify the vapor barrier. Reference IRC Section 106.1. Sheet A12 Annotate on the plans that the weep screed will be a minimum of 4” above the earth and a minimum of 2” above paved surfaces. Reference IRC Section R703.6.2.1. STRUCTURAL COMMENTS: Sheet A3 Indicate the slope for exterior slabs. Reference IRC Section R311.6.1. Sheet A12 Dimension the footing width thickness, and depth into undisturbed soil for each footing type and condition. Reference IRC Table R403.1. Provide footing widths as specified by IRC Table R403.1.1. PLUMBING COMMENTS: Sheet P1 Show the size of all waste lines. Reference City of Tucson Submittal Requirements. Gas: Provide the length of the branch line to each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system. Reference 2003 UPC Section 1217.2. Waterline: Provide the total fixture unit demand (based on Tables 6-4 & 7-3 or Tables L-1 & L-2) and the maximum developed length. Reference 2003 UPC Section 610. Plumbing vents shall be a minimum of 10 feet away from all air intakes. Reference 2003 UPC Section 906.2. Provide pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down. Reference 2003 UPC Section 608.5. Note that bathtub and shower enclosures shall be finished with ceramic tile, or an approved nonabsorbent surface, to a height of 72” above the drain. Reference 2003 UPC Section 412.7, 412.8. MECHANICAL COMMENTS: Sheet M1 Show exhaust fan locations and exhaust duct terminations for bathrooms, water closet compartments and similar rooms in lieu of operable windows. Reference IRC Section R303.3. Show on the plans the required kitchen exhaust hood and exhaust duct terminations. Reference IRC Section M1502.1. Show on the plans how mechanical fresh air will be provided if using one of the non-vented roof methods. Reference Non-Vented Roof Details Dated 7/18-19/2001. Dryer exhaust systems shall be independent of all other systems and shall convey the moisture to the outside of the building. Revise plan. Reference IRC Section M1501.1. ELECTRICAL COMMENTS: General Comment Please provide cut sheets for all the exterior new and existing light fixtures shown or noted on plans. The cut sheets need to provide lumens per fixture and show if the fixture is a full cut-off, which means no light is emitted at or above the horizontal plane. Reference City of Tucson Outdoor Lighting Code. Sheet E1 Note the location, clearance, type, amperage, and disconnect of the service panel. Note the grounding and bonding method. Reference IRC Sections E3507, E3508, E3509. Designate on the plans the location and circuit of all required light fixtures, receptacles, and switches. Reference IRC Chapters E38, E39, and City of Tucson Submittal Requirements. Show on the plans that the service outlet will be within 25’ of HVAC equipment. Reference IRC Section E3801.11. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used. Reference IRC Section E4001.6. Note that light fixtures in clothes closets shall be installed in accordance with IRC Section E3903.11. Note on plans: “All branch circuits that supply 125-volt, single-phase, 15- and 20-ampere outlets installed in dwelling unit bedrooms shall be protected by an arc fault circuit interrupter listed to provide protection for the entire branch circuit.” Reference IRC Section E3802.11. Clarify the location and access to any sub-panel. Reference IRC Section 106.1.1. Show locations of smoke detectors. Reference IRC Sections R313.1, R313.1.1. When ceiling finish materials are not removed, existing bedrooms shall be equipped with battery operated smoke detectors. Reference IRC Sections R313.1, R313.1.1. Cross-reference exterior lighting fixtures on the plans with the cut sheets and calculations submitted. The submitted cut sheets specify fixtures “B” and “C”, but the plans do not show this. Reference City of Tucson Submittal Requirements. Sheet E2 Lights installed over a shower or bathtub must be approved for use in wet areas. Reference IRC Sections E3303.3 and E3903.8. Submit panel schedule showing wire size. Reference IRC Section 3502.2 and City of Tucson Submittal Requirements. ENERGY CODE COMMENTS: Sheet P1 Provide a note that water heaters with vertical pipe risers shall have a heat trap on both the inlet and outlet of the water heater, unless the water heater has an integral heat trap or is part of a circulating system. Reference IECC Section 504.7. Sheet A11 Indicate on the plan the “R” values of insulation, as well as the “U” values of the windows, skylights, and doors in compliance with the energy calculations provided or prescriptive requirements of Chapter 11. Reference IRC Section R106.1.1. Sheet M1 Annotate on the plans that any ductwork installed in unconditioned space will have a minimum of R-5 insulation, and any ductwork installed outside the building envelope will have a minimum of R-8 insulation.
