Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

All dimensions and notes shall be consistent on each plan or elevation.

Tucson 's wind load is 90 MPH not 75.

SITE PLAN:

1. Correctly size the water pipe size from the meter to the building. The pipe must be sized for the calculated load, 2003 UPC 610.1.

FOUNDATION PLANS:

1. Show the minimum 12" footing depth below undisturbed soil, R403.1.4. (For F1)

FLOOR PLANS:

1. Door 002 mislabeled as2/6 x 6/8 not pair. Bath #1 door not labeled. Door #010 on schedule but not found on plan.

STRUCTURAL PLANS:

1. Are you planning to order 2.175 GLB or is it a typographic error?
2. I didn't see specification for post in detail 4/S1.2 on plan.
3. Show rafter to wall connection using (H2.5) ties having a resistance to uplift of not less than 175 pounds, R802.10.5.
4. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (>30 S.F.), R807.

ELEVATIONS:

1. Calculate the attic space ventilation area using the correct attic area in compliance with R806.2. Note size and location of all vents needed to comply.
2. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation, R905. Some places you call for shingles, others call for built-up system. Please be uniform and if shingles (R 905.2.7) requires 2 layers of under-layment.

SECTIONS - DETAILS - MISC. NOTES:

1. On standard detail sheets, cross out all details that do not apply or are not being used.
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. (See A3.2)
3. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing if insulation is attached to truss bottom cords and eave venting is used, R806.3.

PLUMBING PLANS:

1. Size the gas supply pipe for the connected demand, UPC 1217.2. Capacity of ¾" pipe @100 feet of developed length is 104CFH <demand of 160CFH.
2. Using 2003 UPC Table 6-5, Comply with proper sizing of water supply line.
3. Plans are not consistent with note #3.

ELECTRICAL PLANS:

1. Provide a panel schedule showing over-current protection and correct wire size for new sub-panel. E 3604.7
