COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for full code compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC).

2. The proposed lot line relocation must be completed prior to the approval of the site plan. Provide documentation that this has been completed with the next submittal. Based on a 2005 aerial the existing garage on the north parcel does not appear to meet the required setback. With the proposed lot line relocation to the north this setback will become even less. Provide dimensions for the required setbacks from the property line to the existing garage.

3. Provide the recordation information for the "EXISTING EGRESS/INGRESS EASEMENT TO REMAIN".

4. Under "LAND USE CODE DATA 2. DEVELOPMENT DESIGNATOR "18" " add "SUBJECT TO SEC. 3.5.4.3.A, .B, .C, .D, .E, .F.2, AND /G.5. Demonstrate how this development will comply with the SUBJECT TO sections. Show play areas on the plan.

5. D.S. 2-02.2.1.A.4 Provide a location map which meets the minimum requirements of D.S. 2-05.2.1.D, show the subject property approximately centered in the one (1) square mile area, identify conditions within the square mile area, such as major streets and watercourses, section, township and range, north arrow and scale.

6. D.S. 2-02.2.1.A.5 Provide the lot bearings for all property lines.

7. D.S. 2-02.2.1.A.6 Label all existing buildings and structures, including size, height, overhangs and canopies on the plan.

8. D.S. 2-02.2.1.A.8 Provide typical parking space details for both handicapped and standard parking spaces.

9. D.S. 2-02.2.1.A.8 Provide a detail for the handicapped vehicle parking space signs & show on plan.

10. D.S. 2-02.A.2.1.9 & D.S. 2-09.0 Provide off-street bicycle parking; including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage if required.

11. D.S. 2-02.A.2.1.11 At the southeast corner of the property there is a P.P which appears to be a power pole located in the PAAL. This pole appears to encroach in to the minimum 24' width of the two-way PAAL. Per D.S. 3-05.2.2.B.3 a minimum setback of two (2) feet is required from any obstruction line to the PAAL Provide a dimension from the pole to the PAAL showing the setback.

12. D.S. 2-02.A.2.1.11 There appears to be curbing which runs the entire length of the east property line, label and provide a dimension for the PAAL. Per D.S. 3-05.2.2.B.3 a minimum setback of two (2) feet is required along the property line to the PAAL.

13. D.S. 2-02.A.2.1.12 If the proposed "SECURITY GATE" keynote 4 is to remain closed during business hours then a backup spur is required per D.S. 3-05.2.2.D. Dimension the radius and required 3' minimum distance from the wheel barrier to the gate.

14. D.S. 2-02.A.2.1.12 The required width of parking spaces "1" & "5" is ten (10) feet per D.S. 3-05.2.1.3.

15. D.S. 2-02.A.2.1.12 A backup spur is required per D.S. 3-05.2.2.D. at the north end of the proposed parking spaces (1, 2, 3, 4 & 5) located near the main entrance of the building. Dimension the 3' radius. If there is some type of accessible ramp proposed for this area then some type of barrier would be required to prevent vehicles from driving on to the sidewalk.

16. D.S. 2-02.A.2.1.12 It is unclear how the handicapped parking spaces access the sidewalk. Under keynote 1 there is an accessible ramp called out on the sidewalk which runs directly to the south of the building approximately centered on the PAAL. The access from the handicapped parking space to the ramp may not cross the PAAL, it must be directly from the handicapped parking space access aisle.

17. D.S. 2-02.A.2.1.12 Handicapped ramps will be required for the sidewalk parallel to Mohave Road in the right-of-way at the east PAAL See engineering comments.

18. D.S. 2-02.2.1.A.12 When the required bicycle parking is added to the plans additions comments may be forth coming.

D.S. 2-02.2.1.A.12 Detectable warnings (truncated domes) will be required at all curb access ramps. ICC/ANSI A117.1-2003 Sec. 406.13

19. D.S. 2-02.2.1.A.13 If applicable provide the location, type, size and height of existing and proposed freestanding signage and billboards.

20. D.S. 2-02.2.1.A.14 This loading zone location does not provide adequate maneuvering area for the required vehicles, revise and show maneuvering area.

21. D.S. 2-02.2.1.A.19 The dimension for the half right-of-way for Mohave Road should be 30'-0".

22. D.S. 2-02.2.1.A.20 If applicable show all easements of record graphically on the plan together with recording docket and page reference.

23. D.S. 2-02.2.1.A.25 If applicable provide existing and proposed freestanding lighting layout and type. Provide a detail; list the height of pole and type of lighting.

24. D.S. 2-02.2.1.A.31 Provide the existing and proposed use on the plan.

25. D.S. 2-02.2.1.A.32 Provide the location of the refuse container enclosure on the plan along with access to and the location of the refuse containers for the parcel to the north.

26. D.S. 2-02.2.2.A.3 Per LUC Sec. 3.2.3.2.A provide a lot coverage calculation for this project, maximum is 70%

27. D.S. 2-02.2.2.A.4 The provided bicycle parking space calculation is incorrect. Revise to meet the requirements of the LUC Sec. 3.3.4 COMMERCIAL SERVICES USE GROUP, Day Care which requires four (4) percent - all Class 2. Per LUC Sec 3.3.3.5 the minimum required is 2 bicycle parking spaces.

28. D.S. 2-02.2.2.A.6 There is a note on the plan that "OWNER TO PROVIDE 2'-0" LOT LINE ADJUSTMENT TO NORTH" constitutes a lot area expansion. Provide the calculation on the plan.

29. Ensure that all changes to the site plan are reflected on the landscape & grading plan.

The Site Plan cannot be approved as submitted. Please include a response letter to the comments below along with the corrected copies of the Site Plan with your next submittal.

Site Plan:
1. Please provide the Basis of Bearings and the Basis of Elevations, including vertical datum.
2. Please provide lot bearings.
3. Please provide the estimated cut and fill quantities, listed separately in measurements of cubic yards, even if the quantity is zero (D.S. 2-02.2.1.17). Please note that if the total fill quantity equals or exceeds 50 cubic yards, a separate Grading Permit and Grading Plan are required.
4. Please provide the dimensions from the street monument line to existing and proposed curbs and sidewalks.
5. Please clarify if the sidewalk in the right-of-way (ROW) is existing or proposed.
6. KeyNote No. 2 is called out twice. Please clarify if it is for a proposed 4' sidewalk or for the van access handicap ramp as called out.
7. Please verify the locations of the handicap ramp access from the parking area or provide a detail.
8. The proposed ramp next to the building appears to slope up to the landscape area and ends there. Please clarify or provide a detail.
9. The detail of the South Elevation on page 3 shows a ramp approaching the door from both sides. This is not reflected on the Site Plan. Please clarify.
10. Please clarify the vertical separation between the vehicle use area and the pedestrian areas.
11. Curb access ramps are required at all points where a sidewalk intersects a curb (D.S. 3-01.3.3.C). Truncated domes are required on all curb access ramps where the interface of the pavement or vehicle use area and the pedestrian area do not have a vertical separation. The area where the truncated domes are required is 6 inches back from the interface, a minimum 2 feet deep and extending the width of the interface.
12. Please add a General Note stating that lines of sight will not be obscured between 30" and 6' within the area defined by the sight visibility triangles (SVT), including by vegetation.
13. Please provide existing topographic contours (D.S. 2-02.2.1.23).
14. Please provide the drainage flow arrows and finished grades (D.S. 2-02.2.1.16).
15. Please show the limits of the 100-year floodplain Zone AE as shown on the Flood Insurance Rate Map (FIRM) Panel No. 1638K. Include the water surface elevation at the upstream corner of the structure.
16. Please provide drainage holes for every other block (at a minimum) throughout the base of the proposed new block wall or provide an engineered analysis for drainage.

19. Please provide and show a minimum 18' curb return radius for the drive.
20. The Land Use Code (LUC) 3.7.4.3.B requires storm water harvesting for supplemental onsite irrigation purposes. Please add a General Note stating that all landscape areas will be depressed a maximum of 6" for water harvesting purposes.
