Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. SITE PLAN:

1. Show the water pipe size from the meter to the building. Show the point of connection for the proposed branch. The pipe must be sized for the calculated load, 2003 UPC 610.1.

SECTIONS - DETAILS - MISC. NOTES:

1. All code references to the International Residential Code shall be changed from 2000 to 2003 with appropriate paragraph references: General Framing Note #6/A-3 & General Plumbing Note #1/P-M.
2. Clarify detail references on the Framing Plan in the Dining Room area for 6 & 7/A-3 (possibly A-2).
3. Provide Framing Plan keynote references 1-8, sheet A-3.
4. Provide a Mechanical Plan fresh air intake reference indicated on sheet A-3.
5. Note or detail interior wall and ceiling covering (1/2" GWB), R702.3.
6. Field welding requires special inspections. If used, a special inspection request must be included with the permit application.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code at General Plumbing Note #1/P-M and Fixture Unit & Gas Line Schedule references. Also, NEC 2002 is a current code.
2. Clarify the pipe size for the new water heater branch. The plan shows ¾" and Plumbing Keynote #1 shows 1". Show the demand for the branch pipe that services the hot water fixture units, per 2003 UPC Table 6-4.
3. Show an upper terminal cleanout at each horizontal drainage pipe greater than 5'(all drains with a sink) UPC 707.4.
4. Show the cleanout size (1-½" for drains up to 2" and 2-½" for drains up to 3") as required by Table 7-6. The water closet VTR may be used as the cleanout if increased to 2-½" (3" ABS).
5. Show a clean out at the kitchen sink area UPC 707.4 W/ State amendment.
6. Show plumbing vents (VTR) within acceptable distances from traps, UPC Table 10-1.
7. Clarify water heater BTU demand shown on the Gas Line Size Calculation schedule, UPC 1217.0 & Table 12-7. The spec sheet shows a maximum demand of 199,000 BTUs (external). The system must be sized for the maximum demand of all connected appliances.

MECHANICAL PLANS:

1. Show the required kitchen exhaust fan minimum 100 CFM rating, M1506.
2. Clarify the water heater model. Provide protection of (indoor rated) equipment (water heater) located outdoors, 508.27.

ELECTRICAL PLANS:

1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42 at Electrical Note #1, sheet E-1.
2. Provide a panel schedule showing wire size, E3304.11 & E3606.2.
3. Receptacle outlets shall be provided at each kitchen counter space wider than 12", and shall be installed so that no point along the wall line is more than 24" from a receptacle outlet, E3801.4.1. Add a receptacle outlet over the Dishwasher area.
4. Note that two or more 2O AMP small appliance circuits shall be provided to serve kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room. Such circuits shall not serve other rooms, E3603.2 and E3801.3 through E3801.4.5. Change small appliance circuit #13 - 17 from 15 AMP to 2O AMP.
5. Note that an arc-fault circuit interrupter shall protect (existing) bedroom outlets (ckt #18) including receptacles, lights and smoke detectors, E3802.11. Or, label the room other than bedroom if appropriate.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Show the 14,850 lumen limit for this property applying to all fixture types. Perhaps lower wattage fixtures are available.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. The simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13 complies with energy requirements 2003 IECC w/ local amendments if glazing does not exceed 15% of exterior wall area. Show the "U" factors of the new doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40.
