Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. All code references to the International Residential Code shall be changed from 2000 to 2003 with appropriate paragraph references.

SITE PLAN:

1. Show the water pipe size from the meter to the building. Show the point of connection for the proposed branch. The pipe must be sized for the calculated load, 2003 UPC 610.1.

FOUNDATION PLANS:

1. Show compliance with termite treatment specified by R320, as amended.
2. Specify and locate all foundation hold-downs and anchor-bolt spacing (at quarter points) for brace wall panels, R403.1.6 & R602.10.3 or R602.10.6.
3. Show the 6" minimum foundation height above finished grade, R404.1.6.

FLOOR PLANS:

1. Show all windows with size and type on the floor plan. The windows shown on the North Elevation and Sections D & E are not shown on the plan.
2. Show the exterior door (storage access) (shown on A/6) on the floor plan.
3. The walls and sofit of the enclosed space under stairs shall be protected on the enclosed side with ½" gypsum board, R311.2.2
4. Detail and specify stairway handrail height (R311.5.6.1), guardrail height (R312.1) intermediate rail spacing (R312.2) and stringer size & spacing. Show the deck plan and connection details.
5. Locate and identify brace wall types and locations, R602.10.4 (include interior wall lines, R602.10.1.1) along with the appropriate tie-downs and nailing schedule, R602.10.8.

STRUCTURAL PLANS:

1. Specify design criteria on plans. Provide values for floor dead load and live load as well as roof dead load and live load. Show post sizes.
2. Provide complete roof and floor framing plans. Show the (dressing room) "wall below" as bearing or non-bearing. Identify the center-lined structure in the Work/Mech area. Show the porch roof support details.
3. Completely detail all connections to the foundation and/or framing members:

Post to slab
4. Identify the existing or proposed header/lintel between the Kitchen and Breakfast area.
5. Provide a complete braced panel layout showing panels at the ends (within 12.5') of all wall lines and additional panels centered at least every 25' between, Table R602.10.1. All exterior wall lines shall be braced and parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines (wall between Breakfast and Master), R602.10.1.1
6. Detail all brace wall connections from the foundation to the roof plywood, R602.10.8.
7. Show rafter to wall connection using (H2.5) ties having a resistance to uplift of not less than 175 pounds, R802.10.5.

ELEVATIONS:

1. Show the required joist/rafter bearing contact to supporting members for the porch, R502.6 & R802.6.
2. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation, R905.
3. Note and specify all roof slopes appropriate with selected material, R901.1. (Minimum allowable slope for Built-up roof is ¼" per foot, R905.9.1. Minimum allowable slope for Roll roofing is 1" per foot, R905.5.2.)

SECTIONS - DETAILS - MISC. NOTES:

1. Provide consistent door and window locations. The pocket door shown on Section C/5 is not shown on the plan.
2. Note and specify all ledgers and connections to frame or masonry.
3. Show ceiling material. Show any ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.
4. Show weep screeds with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code, or appeal to the Building Official for IRC design approval.
2. Note and specify all piping materials, sizes and points of connection on a floor plan UPC 301.1.1.
3. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4.

4. Provide the maximum developed length of water line and diameter using 2003 UPC Table 6-5 assuming 46 to 60 psi. A water service line diameter of 1 ¼" is usually required for a three-bathroom residence.
5. Hose bibs require backflow preventers, UPC 603.
6. Provide pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5.
7. Show an upper terminal cleanout at each horizontal drainage pipe greater than 5'(all drains with a sink) UPC 707.4.
8. Show the cleanout size (1-½" for drains up to 2" and 2-½" for drains up to 3") as required by Table 7-6. The water closet VTR may be used as the cleanout if increased to 2-½" (3" ABS).
9. Show plumbing vents (VTR) within acceptable distances from traps (maximum 6' for water closets), UPC Table 10-1.
10. Provide the length of line to each gas appliance, BTU demand of each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system, UPC 1217.0 & Table 12-7.

MECHANICAL PLANS:

1. Note on plans: Mechanical shall comply with 2003 IRC chapters 12 - 24.
2. Provide an equipment specification list including the water heater and exhaust fan, M1302.1.
3. Show bathroom exhaust fan locations with CFM rating R303.3 and M1506.
4. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2003 IRC. Show compliance for all appliances. Confined spaces require a minimum of two 100 SQ. IN. openings, M1702.2.
5. Flues connected to more than one appliance shall be not less than the area of the largest connector plus 50% of the additional connectors. Water heater typical - 3" flue. Furnace - 4" flue. See IRC section M1805.3.

ELECTRICAL PLANS:

1. Show the location of panel "E-1", E3501.6.2.
2. Show a main conductor disconnect on Panel "A" schedule that is needed for services with more than six breakers or switches, E3501.7
3. Provide equipment rated for 22,000 AIC short circuit protection, 2006 Edition of Electric Service Requirements TEP SR-510.
4. The feeder load calculation for the existing sub-panel "E" may not include the 40% demand factor, E3604.3. Panel "E" is no longer the service panel.
5. Show sub-panel feeder conductor, conduit sizes and correct breaker protection, E3605. The breaker size shown for circuit 20/22 (60 AMP) must increased to the re-calculated load.
6. Use Table E3605.1, 60 degree C column, for sizing branch circuits and conductors rated at 100 AMP or less, E3605.4.1.
7. Provide wire sizes on the panel schedule or on a general note, E3304.11 & E3606.2.
8. The exterior outlets at grade level (circuit 15) shall be GFCI protected E3802.3.
9. All receptacle outlets in bathrooms shall have ground fault circuit interrupting protection. Label the wall receptacle in the bathroom with GFCI, E3802.
10. Note that an arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11.
11. At least one wall switch controlled light must be provided at stairways, E3803.3.
12. Lights installed over a shower or bathtub must be approved for use in wet area, E3903.8.
13. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11.
14. Indicate the location for air conditioning equipment disconnect switch and the water heater outlet, E4001.5.
15. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Show the exterior fixture wattage for determining lighting limits. 2. Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 4B, 2100 HDD, IRC chapter 11, local amendment. The simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13 complies with 2003 IECC energy requirements, if glazing does not exceed 15% of exterior wall area. Show the window to wall calculation and energy values, or provide energy calculations per the 2003 IECC for compliance validations. Select the climate zone 4B, Pima County < 4000 ft, 2100 HDD if using REScheck. http://www.energycodes.gov/rescheck/ The solar heat gain coefficient SHGC should have a minimum value of 0.40.
2. Show the "R" values of insulation, as well as the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40.
