Cell Tower Site TRANSMITTAL: 11/20/06 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. The site survey plan (LS-1) and the site plan (C-1) do not match in regards to the location of the property lines. Upon research of the Pima County Assessors records it appears the property lines as indicated on C-1 and Pima County records are the same. As per the Pima Count Assessor's records the east west width of the property is 169.04' not 240.45' as indicated on sheet LS-1. Provide dimensions from centerline of Houghton Rd. and dimensions for all property lines on sheet C-1. Buildings are not allowed to be constructed over property lines. Sheet LS-1 for the preliminary submittal for the Special Exception process (SE-06-27) shows property lines which are in conflict with Sheet LS-1 for the site and building plans. Clarify. If a lot split/reconfiguration has been done on this property provide the City of Tucson stamped and approved plans for the lot reconfiguration. If the lot reconfiguration has not been approved by the City of Tucson a lot split/reconfiguration must be processed through Development Services. Clearly indicate on the lot split and all other plans the location of the zoning boundaries. The indicated ingress/ egress easements indicated on sheet LS-1 does not appear to connect with any street which ingress/egress is required from. Clarify. If a lot split/reconfiguration is going to be submitted it may be advisable to include the new cell tower site into the site with existing cell tower site. This would eliminate the need for a cross access agreement being required from one property to another. 2. This site being along Houghton Rd. is within the overlay zone for the Scenic Corridor . Clearly indicate on the plans the required 400' overlay boundary. A separate submittal is required for the Scenic Corridor Overlay. Contact Patricia Gehlen for information regarding the special application process for a Scenic Overlay Zone. 3. The Cell Tower site plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Special Exception section of DSD and all zoning comments have been addressed.
