| 12/04/2006 | DANIEL RUSCH | BUILDING-RESIDENTIAL | REVIEW | Denied | AN REVIEW COMMENTS for Activity # T06CM05790 Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. All dimensions and notes shall be consistent on each plan or elevation. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005. FOUNDATION PLANS: 1. Epoxy connections require special inspections. If used, a special inspection request must be included with the permit application. FLOOR PLANS: 1. Remodel proposal to bedrooms 2 & 3 doesn't indicate compliance with R310 for emergency egress openings. (Too small and mis-labeled) 2. Some sheets have bedrooms labeled differently. Please have consistency. 3. Existing water heater on P-1 becomes an instantaneous heater on A-1. 4. 6 1010ox windows are shown on floor plan, yet 11appear on north elevation. And, they appear to be fixed pane. 5. Provide all window sizes and types, and designate the operable portion of windows, as well as the location of tempered glass (within 24" of doorways and when less than 60" above tub/shower floors), R308.4. 6. Show compliance with R310 providing egress from bedrooms to meet the following minimum specifications. Maximum sill height of 44". Minimum net clear opening area of 5.7SF. Minimum net clear opening dimension of 24" height and 20" width. STRUCTURAL PLANS: 1. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. The engineer of record shall review and stamp the truss SHOP DRAWINGS. Note the requirement for deferred submittal to plan review before installation. 2. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (>30 S.F.), R807. ELEVATIONS: 1. Calculate the attic space ventilation area using the correct attic area in compliance with R806.2. Note size and location of all vents needed to comply. 2. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7. SECTIONS - DETAILS - MISC. NOTES: 1. Clarify details; details are not consistent. 2. Show wood framing members resting on concrete as pressure treated, R319.1.2 In detail C/S1, use of CBQ44 post base would require treated wood post. 3. Detail C/S1 and section 5/S-3 don't reflect statement of 1" separation between new(framed) and existing(masonry) walls. 4. You're inconsistent labeling garage wall "brick" in 2/S3 but CMU in 6/S4. Attachment method will be different for these materials. 5. Calculate the attic ventilation area using the correct attic area in compliance with R806.2. Note only 80% of the required ventilating area may be provided by ridge or gable vents when applying the reduced area calculation. Show the amount of eave vents needed to comply. 5. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing if insulation is attached to truss bottom cords and eave venting is used, R806.3. 6. Firewall note in center of A-1 doesn't indicate 5/8" type X drywall under T1-11 siding that would provide the 1 HR. rating needed. Per table 720.1(2) of IBC. 7. Please indicate support for ridge. ELECTRICAL PLANS: 1. Electrical load calculations are required when more than 4 circuits are added, E3502.2. Calculations for sub-panel are OK but method/ math was incorrect. See highlighted area. Provide feeder calculations per E3604.3 2. Show locations of smoke detectors, R313. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with a battery backup. When ceiling finish materials are not removed, existing bedrooms shall be equipped with battery operated smoke detectors, R313.1.1. 3. Smoke alarms are required outside each separate sleeping area R313.1.2. 4. Water heater is 7.2 KW and requires a breaker sized for the current flow. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Provide submittal for the FCO fixtures.
