Zoning has reviewed the building plans but cannot approve them at this time until the plans have been completely approved through the commercial review process. 2. A site card with DSD approvals by Fire, Zoning, Handi-cap, Engineering, and Landscape/NPPO including the approved development plan stamped for site plan approval and signatures is required before the grading plan can be approved by Zoning. Two copies of the CDRC approved tentative plat/development plan, landscape and NPPO plans are to be submitted with the grading plan packet for processing and approval as a site plan. No fees are involved in re-stamping the development/tentative plat plans as an approved site plan. The tentative plat/development plan may be walked through for stamps and site card sign off. Submit the following: two copies of the stamped development plan, landscape and NPPO plans must be included with the grading plans packet processed together for site approval. 3. Zoning will re-review and approve the building plans on the next submittal providing the stamped and approved site plans are included with the building plan package and the building structural portions of the plan review have been approved. This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable. This project has been reviewed for conformance with the 2003 IBC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC with State of Arizona Amendments. Please verify if this project is only for a shell building or if it is a complete build out in accordance with section 106.1.1 of the 2003 IBC, as general note #14 on sheet A-1.0 indicates that a future tenant improvement will address the accessibility issues. Please provide additional information regarding the spring floor, track, tramp and pit per section 106.11.1 of the 2003 IBC. Please provide verification that the envelope, mechanical and lighting systems for the project complies with the requirements of the 2003 IECC. Ensure that the requirements on the COMcheck sheets are denoted on the plans (i.e., R and U-values, duct insulation, fixture wattage, etc.). ARCHITECTURAL COMMENTS: Sheet A-1.0 Please specify the occupant load for the assembly area and provide signage per section 1004.3 of the 2003 IBC. Please provide additional information regarding the exit signage at the non-accessible exits per section 1110.2 of the 2003 IBC. Please provide dimensional information for the restrooms in order to verify compliance with ANSI 117.1-2003 (i.e. water closet clearances, door maneuvering clearances for the partition in the women’s restroom, lavatory knee and toe clearances, toilet paper dispenser placement, etc.). Please provide additional information regarding the lockers in order to verify compliance with section 1109.8 of the 2003 IBC. Sheet A-1.1 Please provide additional information regarding the reception counter in order to verify compliance with section 904 of ANSI 117.1-2003. Sheet A-1.4 Please provide additional information regarding the drinking fountain in order to verify compliance with section 602 of ANSI 117.1-2003 (i.e. knee and toe clearances, spout height, etc.). Please be aware that typical wall mounted drinking fountains placed as noted on the plans will exceed the allowable horizontal projection per sections 307.2 of ANSI 117.1-2003 and 1003.3.3 of the 2003 IBC. STRUCTURAL COMMENTS: General Please revise the metal building structural calculations to comply with the 2003 IBC (ASCE 7-2002) section 106.1.1. Please coordinate all of the building openings with the structural requirements of the metal building plans per section 106.1.1 of the 2003 IBC (i.e. roll up door and mechanical openings appear to conflict with the cross bracing placement, etc.). Please have the metal building plans specify the method of framing for all of the openings as referenced in the door schedule notes and address all of the mechanical loads denoted on the plans per section 106.1.1. Please provide the interior wall bracing as referenced in details 3/A-1.1, 4/A-1.1 and 1/A-1.3 per section 106.1.1 of the 2003 IBC. Please provide the structural calculations and associated details for the support of the evaporative cooler ductwork as referenced in detail 3/M-3 per section 106.1.1 of the 2003 IBC. Please detail the support of the unit heaters in accordance with section 106.1.1 of the 2003 IBC. Please provide structural calculations for the light pole and base per section 106.1.1 of the 2003 IBC. Structural Calculations Please provide structural calculations for all of the different footing and columns denoted on the plans per section 106.1.1 of the 2003 IBC. Please coordinate the calculation for the D4 retaining wall between the calculations and the plans per section 106.1.1 of the 2003 IBC as the plans indicate a 6” discrepancy. Please provide structural calculations for the resistance of the horizontal loads where the location of the building columns and the various pits conflict per section 106.1.1 of the 2003 IBC (i.e. A4, A5, A6, D2, D5 & D6). PLUMBING COMMENTS: General Please specify the T&P relief discharge location per section 608.5 of the 2003 UPC. Please revise the quantity of accessible lavatories and water closets in accordance with section 1109.2 of the 2003 IBC, which requires at least one accessible fixture in each toilet room. MECHANICAL COMMENTS: Sheets M-5 & M-6 Please coordinate the denoted area of the gymnasium floor as part of the outdoor air calculation per section 106.3.1 of the 2003 IMC as the actual area for the gym floor is significantly larger than the denoted area. Please revise the outdoor air volume on the unit heater schedule accordingly. ELECTRICAL COMMENTS: General Please coordinate the number of unit heaters between the electrical and mechanical sheets per section 106.1.1 of the 2003 IBC. ENERGY CODE COMMENTS: Please refer to the general comments for issues concerning compliance with the energy conservation code.
