Stone Avenue, First Floor Tucson, Arizona 85701 Re: Lizzaraga Residence - Addition City of Tucson No. T06CM05777 Stantec Project No. 816-30015-01 (090) Plan review for the above referenced project has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back-check time, we request that you please provide revised plans and calculations, clouding any changes, along with a written response to each of the noted items indicating the action taken. SCOPE OF REVIEW: The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2003 International Residential Code (IRC) except for plumbing, which is to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. Note: Be aware that the City of Tucson intends to adopt the 2006 International Residential Code sometime around January 2007 (with the exception of the plumbing portion of the IRC which will likely be substituted with the 2006 Uniform Plumbing Code). GENERAL: There are no general comments to be addressed. ARCHITECTURAL: The following previously made comment has been partially addressed. Show calculation of attic or rafter ventilation area required and note the location of all vents needed to comply [2003 IRC Sec. R806.2]. Bird boards have been indicated and so has a gable end vent. However the size of the gable end vent has not been indicated, nor has a calculation been provided that demonstrates that adequate attic ventilation has been provided for the new attic area. STRUCTURAL: The following previously made comment has been partially addressed. Detail 4 on Sheet 2 indicates a 4x4 wood post while Detail 3 on Sheet 4 indicates a 6x6 wood post. Please coordinate. The post was changed to a 6x6 at all details. However this change begs the question, how will the 4” wide by 6” tall beam attach to the 6x6 post? The AB44 in Detail 2 on Sheet 2 will need to be changed to an AB66, and I am not sure what kind of Simpson connector will be used to connect the two dissimilarly dimensioned post and beam to one another (Detail 3 on Sheet 4 does not specify). The following previously made comment has been partially addressed. Provide manufacturer’s calculations and data for pre-fabricated trusses or provided a note on the plans indicating that the trusses drawing submittal shall be deferred. If you elect to defer this submittal then you must obtain written approval by the building official first before we can approve these plans. A note has been provided on the plans by the applicant as requested, however the applicant has not obtained written approval from the building official to defer this submittal. Submit a letter requesting the deferral of the truss drawings for this project to the building official and obtain his signature. Then give us a copy of the letter with his signature and this issue will be resolved. PLUMBING: There are no plumbing comments to be addressed. MECHANICAL: There are no mechanical comments to be addressed. ELECTRICAL: There are no electrical comments to be addressed.
