Plan review for the above referenced project has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back-check time, we request that you please provide revised plans and calculations, clouding any changes, along with a written response to each of the noted items indicating the action taken.

SCOPE OF REVIEW:

The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2003 International Residential Code (IRC) except for plumbing, which is to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

Note: Be aware that the City of Tucson intends to adopt the 2006 International Residential Code sometime around January 2007 (with the exception of the plumbing portion of the IRC which will likely be substituted with the 2006 Uniform Plumbing Code).

GENERAL:

There are no general comments ot be addressed.

ARCHITECTURAL:

Note that bathtub and shower enclosures shall be finished [2003 IRC Sec. P2710] with ceramic tile [2003 IRC Sec. R702.4], or a listed enclosure, to a height of 72” above the drain [2003 IRC Sec. R307.2].

Show calculation of attic or rafter ventilation area required and note the location of all vents needed to comply [2003 IRC Sec. R806.2].

STRUCTURAL:

Are the existing interior walls being removed non-bearing walls or are they bearing walls? Please clarify on the plans. If they are bearing walls then you will need a beams and post system to address the loads at these locations.

Detail 4 on Sheet 2 indicates a 4x4 wood post while Detail 3 on Sheet 4 indicates a 6x6 wood post. Please coordinate.

Show blocking / bird boards between the framing members at Details 2 and 4 on Sheet 4.

Provide manufacturer’s calculations and data for pre-fabricated trusses or provided a note on the plans indicating that the trusses drawing submittal shall be deferred. If you elect to defer this submittal then you must obtain written approval by the building official first before we can approve these plans.

PLUMBING:

The cold water line serving the refrigerator is noted as 1/2” diameter. Then this same line goes over to the master bathroom group at 3/4” diameter. This line needs to be 3/4” diameter the whole way.

MECHANICAL:

The mechanical drawing indicates to connect a new 10” diameter duct serving the new master bedroom and master bathroom to the “existing”. Existing what? Does this duct connect back at the replaced unit? If so where is this unit? If it connects to the end of a duct how big is the duct and what does this duct already serve? The plans are no clear.

ELECTRICAL:

Note on the one-line diagram that the service conductors for the new electrical service must be a minimum of 8’-0” above the roof surface and shall be maintained over the entire roof and within 3’-0” of the roof overhang. {Because the service conductor is over the roof the weather head on this residence will be quite tall.}

Note on the one-line diagram that the bonding conductor shall be a minimum of one #4 bare copper wire connecting the buildings’ metal water piping system to the service equipment enclosure grounding buss [2003 IRC Sec. E3509].

Show locations of smoke detectors. There should be smoke detectors in the following locations:
In each sleeping room.
Outside each separate sleeping area in the immediate vicinity of the bedrooms
On each additional story of the dwelling, including basements but not including crawl spaces and uninhabited attics.
Show these smoke detectors for the existing bedroom. They can be battery operated but must be installed if not already existing.

The branch circuits serving all outlets in bedrooms (i.e. receptacles, lights, smoke detectors) need to be protected by arc-fault circuit interrupters listed to provide protection to the entire branch circuit [2003 IRC Sec. E3802.11]. Therefore circuits 12 and 20 also need to be AFCI protected.

ENERGY:

There are no energy comments to be addressed.
