02/09/2007 KEN VAN KARSEN BUILDING-RESIDENTIAL REVIEW Denied PLAN REVIEW COMMENTS for Activity # T06CM05742

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. See this site for all adopted amendments: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html

SITE PLAN:

1. Show barrier compliance. The Tucson pool code requires dwelling openings exceeding 4" to have a 4' barrier between the opening and the water, or a motorized safety cover, 2003 IRC amendment Section AG105.2.3. (page 17 of 25). A barrier is required between bath (Door 1) and the pool. Also, a barrier is required between the two bath windows and the pool, or the windows may not open more than 4".

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code. This property has an unshielded component limit of 3,180 lumens.
2. The cut-sheet provided is not considered FCO style, therefore it should be calculated as unshielded. The lamp extends below the reflector bottom edge. Also, this fixture is rated for 100 watt lamps, therefore the calculation must show a lumen value (typically 1700 lumens) for each 100 watt lamp.
3. An approved fixture is similar to Kirkham Series GO 8101: http://www.lightingdirect.com/index.cfm?page=display:product&ProductID=GO%208101&manufacturer=The%20Great%20Outdoors&CategoryID=7707
