COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC).

2. This comment was not fully addressed. Provide the recordation information for the covenant regarding development and use of real property. It appears that this project is comprised of three (3) different parcels. Prior to approval of the site plan the parcels will need to be combined. Provide a Pima County Tax Parcel Combo and a recorded covenant regarding development and use of real property.

3. This comment was not fully addressed. D.S. 2-02.2.1.A.4 Provide a location map which meets the minimum requirements of D.S. 2-05.2.1.D, show the subject property approximately centered in the one (1) square mile area, identify conditions within the square mile area, such as major streets and watercourses, section, township and range, north arrow and scale.

4. This comment was not fully addressed. Based on the elevations provided the minimum setback required would be 33'-4" not 21' as shown on the plan. There is a note stating "37.5' 1-1/2 BLDG. HT. SETBACK" this is incorrect, remove from the plan. Provide a setback dimension from the back of future/existing curb to the building. LUC 3.2.6.5.B. D.S. 2-02.2.1.A.7 Provide the building setback Speedway Blvd. The building setback along Speedway Blvd, The building setback along Speedway Blvd. MS&R is twenty-one feet (21') or the height of the proposed exterior building wall measured from the back of future/existing curb.

5. This comment was not fully addressed. Provide a dimension for the radius of the backup spur. D.S. 2-02.2.1.A.8 & D.S. 3-05.2.2.D Provide dimensions for the backup spur located on the east end of the north parking area.

6. This comment was not fully addressed. Provide a fully dimension layout; specific type of rack and the number of bicycles it supports. See D.S. 2-09 for minimum requirements. D.S. 2-02.2.1.A.8 Show the location of the off-street bicycle parking. Provide materials for lighting, paving, and security; fully dimension layout; specific type of rack and the number of bicycles it supports; and the location and type of directional signage if required. Additional comments may be forth coming.

7. This comment was not fully addressed. Provide a dimension for the sidewalk between the building element located at the southwest corner of the building and the handicapped parking space. D.S. 2-02.2.1.A.12 Provide dimensions for the width of all proposed sidewalks.

8. This comment was not fully addressed. Handicapped signage will be required for both handicapped spaces. The handicapped sign detail is incorrect, see attached redline. D.S. 2-02.2.1.A.12 Clarify how the handicapped will have access to the sidewalk from the proposed handicapped vehicle parking spaces. Show the location and provide a detail for the handicapped signage.

9. Ensure that all changes to the site plan are reflected on the landscape & grading plan.

The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: SITE PLAN

1. Provide lot dimensions and bearings for the property line just north of the solid waste enclosure. DS 2-02.2.1.A.5.

2. A minimum width for a two-way traffic aisle to a commercial development is 24'. The access provided from Speedway is only 22'.33" and access to a commercial development from an alley is not allowed. It is understood this alley is in an unusual location, however access should be provided from a designated street. It is recommended to contact the Jose Ortiz with the Department of Transportation, Traffic Engineering Division to discuss an alternative solution. He can be reached at 791-4259 extension 305.

The above comment is from the first review and this office acknowledges the response to the above comment. However it is not clear where the 1.7' is coming from to account for the 24'. This office acknowledges the email sent from Jose Ortiz. The email does not address where the 1.7' shall be taken from, either the private property on the west or the parcel to the east. Please clarify. If land is being provided by the owner of this project to create the 24' alley, the Department of Transportation may want an easement, addressing maintenance, etc. It is recommended to meet with Jose Ortiz and myself to clarify.

3. Dimension the sidewalk by the southwest corner of the building. See redlines. DS 2-08.4.1.C.

4. Remove the dark shading over the PAAL area. This will make the plan difficult to read once it has been microfilmed.

5. Vehicular maneuverability for the loading space still appears to be not accessible for the loading space. Provide the inside and outside radius of a single unit truck accessing the loading space on the plan view. For a 30' single unit truck the American Association of State Highway and Transportation Officials require a 28' inside radius and a 42' outside radius. DS 2-02.2.1.A14.

6. Provide estimated cut and fill quantities, if the quantities equal zero indicate on the plan. DS 2-02.2.1.A.17.

The provided response to the above comment is not acceptable. It is acknowledge the site will be balanced, however it is a requirement of the Development Standards Site Plan Content and Specifications to provide cut and fill quantities in effort to determine if a grading permit is required. Provide on the plan estimated cut and fill quantities.

7. The 60' ½ ROW depicted on the plan is not labeled correctly. Indicate with a label if the dimension is existing, future or both. See Redlines. DS 2-02.2.1.A.19.,21.

8. The verbiage, "Existing/Future" is within the landscape border and is not clear what this is referring to. Clarify and/or remove verbiage. Refer to redlines.

9. Provide the bench Mark used based on the City of Tucson datum, include book and page number. DS 2-02.2.1.A.23.

It is acknowledged that the response to this comment is in the response letter, however this information must be provided on the site plan.

10. Show on the plan the radii for the back up spur located on the north side of the building. DS 3-05.2.2.D.
