COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC).

2. Add a note to the plan stating "The project is designed to meet the overlay zone criteria: Sec 2.8.3 Major Streets & Route (MS&R).

3. The legal description & section, township and range below the location map is incorrect, revise.

4. The parcel zoning shown under the "LAND USE CODE" is incorrect. Revise zoning to be C2.

5. It appears that this project is comprised of three (3) different parcels. Prior to approval of the site plan the parcels will need to be combined. Provide a Pima County Tax Parcel Combo and a recorded covenant regarding development and use of real property.

6. D.S. 2-02.2.1.A.4 Provide a location map which meets the minimum requirements of D.S. 2-05.2.1.D, show the subject property approximately centered in the one (1) square mile area, identify conditions within the square mile area, such as major streets and watercourses, section, township and range, north arrow and scale.

7. D.S. 2-02.2.1.A.5 Provide the lot dimensions and bearings.

8. LUC 3.2.6.5.B. D.S. 2-02.2.1.A.7 Provide the building setback Speedway Blvd. The building setback along Speedway Blvd, The building setback along Speedway Blvd. MS&R is twenty-one feet (21') or the height of the proposed exterior building wall measured from the back of future/existing curb.

9. D.S. 2-02.2.1.A.8 & D.S. 3-05.2.2.D Provide dimensions for the backup spur located on the east end of the north parking area.

10. D.S. 2-02.2.1.A.8 Provide typical vehicle parking space details for both handicapped and standard spaces.

11. D.S. 2-02.2.1.A.8 & D.S. 2-02.2.1.A.11 Provide a fully dimensioned layout of the off-street parking. Dimension the north vehicle parking spaces and PAAL. The dimensions on the west vehicle parking spaces do not meet the minimum requirements of LUC Sec. 3.3.7.2 & D.S. 3-05.2.3.C.1. The minimum depth of a standard parking space is 18' and the wheel stop curbing is to be located two and one-half (2 ½) feet from the front of the parking space, this leaves fifteen and one-half (15 ½) feet. Revise the west vehicle parking to meet these requirements.

12. D.S. 2-02.2.1.A.8 Provide a fully dimensioned layout of the off-street parking. Dimension the north vehicle parking spaces and PAAL. The dimensions on the south vehicle parking spaces do not meet the minimum requirements of LUC Sec. 3.3.7.2 & D.S. 3-05.2.3.C.1. The minimum depth of a standard parking space is 18' and the wheel stop curbing is to be located two and one-half (2 ½) feet from the front of the parking space, this leaves fifteen and one-half (15 ½) feet. 13. D.S. 2-02.2.1.A.8 & LUC 3.2.8.2 Access to a commercial property is not allowed off of an Alley. This access is also too narrow to provide the required 24' minimum two-way PAAL. Additional comments may be forth coming.

14. D.S. 2-02.2.1.A.8 Show the location of the off-street bicycle parking. Provide materials for lighting, paving, and security; fully dimension layout; specific type of rack and the number of bicycles it supports; and the location and type of directional signage if required. Additional comments may be forth coming.

15. D.S. 2-02.2.1.A.12 Provide dimensions for the width of all proposed sidewalks.

16. D.S. 2-02.2.1.A.12 Label and dimension the crosswalk.

17. D.S. 2-02.2.1.A.12 Truncate domes are required at all curb access ramps. ICC/ANSI A117.1-2003 Section 406.13

22. D.S. 2-02.2.1.A.21 Label the existing & future curb locations if they are the same then label the curb as existing & future.

23. D.S. 2-02.2.1.A.25 If applicable provide existing and proposed freestanding lighting layout and type. Provide a detail; list the height of pole and type of lighting.

24. D.S. 2-02.2.1.A.31 Provide the existing and proposed use on the plan.


25. D.S. 2-02.2.2.A.4 Provide the number of provided vehicle parking spaces in the Parking Calcs. Also show the required and provided vehicle parking space for the billboard in the Parking Calc.

26. D.S. 2-02.2.2.A.4 The bicycle parking space calculation is based on the total number of vehicle parking spaces provided LUC 3.3.3.5, revise the calculation to reflect the total number of vehicle parking spaces provided. Per LUC 3.3.7.8.A the 3 bicycle parking spaces may be all Class 2.

27. D.S. 2-02.2.2.A.5 Provide the number of loading zones required and provided.

28. Ensure that all changes to the site plan are reflected on the landscape & grading plan.

RESUBMITTAL REQUIRED: SITE PLAN

1. Provide lot dimensions and bearings for the property line. DS 2-02.2.1.A.5.

2. Provide existing site visibility triangles for the entrance/exit drive to the 22'.3" public ROW. DS 2-02.2.1.A.10.

3. A minimum width for a two way traffic aisle to a commercial development is 24'. The access provided from Speedway is only 22'.33" and access to a commercial development from an alley is not allowed. It is understood this alley is in an unusual location, however access should be provided from a designated street. It is recommended to contact the Jose Ortiz with the Department of Transportation, Traffic Engineering Division to discuss an alternative solution. He can be reached at 791-4259 extension 305.

4. Provide a far side existing and future pedestrian site visibility triangle for Speedway Blvd. If the existing and future SVT are coincident, label it as both existing and future. DS 2-02.2.1.A.10.

5. Dimension the sidewalk (pedestrian area) that is adjacent to the building on the south and west side. DS 2-02.2.1.A.12.

6. Dimension the sidewalk from the ROW to the PAAL. DS 2-02.2.1.A.12.

7. Dimension the PAAL on the north side of the structure. DS 2-02.2.1.A.11.

8. Demonstrate on the plan view vehicular maneuverability for the loading space. DS 2-02.2.1.A14.

9. Provide estimated cut and fill quantities, if the quantities equal zero indicate on the plan. DS 2-02.2.1.A.17.

10. Provide the book and page of Speedway Blvd. DS 2-02.2.1.A.18.

11. Speedway Blvd is designated as an MS&R Arterial Road, provide a label,"MS&R Arterial Road," adjacent to the street name. DS 2-02.2.1.A.18.

12. The 60' ½ ROW depicted on the plan is not labeled. Indicate with a label if the dimension is existing, future or both. The existing and future curb and sidewalk location must also be indicated on the plan view. Provide dimensions and appropriate labels for the requested information. DS 2-02.2.1.A.19.,21.

13. All existing and proposed easements must be graphically shown on the site plan, with docket and page. Revise. DS 2-02.2.1.A.20.

14. Indicate the width of the sidewalk located in the ROW. Provide a dimension from street centerline to the sidewalk and label appropriately. DS 2-02.2.1.A.21.

15. Is the existing 6" concrete vertical curb located in the street landscape border going to be removed? If this is the case, indicate on the site plan. DS 2-02.2.1.A.22.

16. Provide the height on the plan view of the existing retaining wall located on the north boundary. DS 2-02.2.1.A.22.

17. Show and label on the plan view any existing walls or fences that surround the property. Indicate the height. If walls are present, clarify on the plan view if there are wall openings, indicate size. DS 2-02.2.1.A.22.

18. Provide the bench Mark used based on the City of Tucson datum, include book and page number. DS 2-02.2.1.A.23.

19. Provide dimensions for the back up spur located on the north side of the building. DS 3-05.2.2.D.

20. Detectable warnings (truncated domes) are required at marked crossings (crosswalks). The area covered by the truncated domes shall be twenty-four (24) inch deep and extend the full width of the crosswalk, preceding the crosswalk, including the handicap access aisle. All accessible curb ramps shall have truncated domes installed that shall be twenty-four (24) inches minimum in the direction of travel and extend the full width of the curb ramp or flush surface. The domes shall be located so the edge nearest the curb line is six (6) inches to eight (8) inches from the curb line.

21. Indicate if the adjacent alley is a one way or two way street. If the alley is along one way, which direction is the traffic flow? This office has concern that the solid waste vehicle will have access issues. Please clarify in detail in the response letter.

22. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." Graphically indicate scuppers and gutters on the plan view. DS 2-08.4.1.E

23. Please note that subsequent comments may be necessary upon resubmittal, depending on the nature and extent of revisions that occur to the plans.
