COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for full code compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC).

2. Zoning acknowledges the receipt of the approved Combo Request and the completed Covenant Regarding Development and Use of Real Property. Zoning could not locate the recordation information, docket and page, for the Covenant Regarding Development and Use of Real Property. Please provide.

3. This comment was not addressed. Per Development Standard D.S. 2-02.2.1.A.25 provide existing and proposed freestanding lighting layout and type on the site plan. Provide a detail; list the height of pole and type of lighting.

4. Ensure that all changes to the site plan are reflected on the landscape & grading plan.

5. Zoning agrees to provide an over the counter review once the above comments have been addressed. Please call or email to set an appointment for this review.

1. 6' wide sidewalk is required within the ROW along an arterial road per the Major Street & Route Plan. It is acknowledged the existing sidewalk along 22nd Street is 5'. The project is a full code compliance review, that said 6' sidewalk is required along the entire length of 22nd Street. Revise the site plan to show new 6' sidewalk along the entire length of 22nd Street. DS 2-02.2.1.A.8., DS 3-01

Plant materials located within sight visibility triangles should consist of ground cover or low growing vegetation. Caesalpinia mexicana (10'-15' height and spread) and Cassia nemophila (4'-6' height and spread) will typically grow in excess of 30". Revise location of plant materials as necessary

2. Include inside dimensions of diamond planter within customer parking on the landscape, site and grading plans. An unpaved planting area, which is a minimum of thirty-four (34) square feet in area and four (4) feet in width, must be provided for each canopy tree per DS 2-06.3.3.C.

3. Landscape plan shall include irrigation specification design and layout per DS 2-07.5.4.A & DS 2-07.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation. Provide irrigation layout on landscape plan or separate sheet.

4. All landscape areas will be depressed to accept water flow from roofs, PAAL, and parking areas. Show by detail or spot elevations how landscape areas will accommodate water harvesting.
