This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005. SITE PLAN: 1. Indicate the location of the water line from the meter to building. 2. Show the water pipe size from the meter to the building. Show the point of connection for the proposed branch. The pipe must be sized for the calculated load, 2003 UPC 610.1. FOUNDATION PLANS: 1. Dimension the footing width required for one story construction, IRC table R403.1: 16" minimum for solid fully grouted masonry. STRUCTURAL PLANS: 1. Provide a complete braced panel layout showing braced panels on interior wall lines such that intervals do not exceed 35' from exterior wall lines, R602.10.1.1. Interior braced panels require sill to foundation connections with ½" anchor bolts described in R403.1.6 (revise detail F2/sheet 2), R602.10.8. 2. Provide manufacturer's calculations and data for pre-fabricated trusses, R802.10.2, or note the requirement for deferred submittal approval prior to installation. Include the heatpump point load in the design criteria. SECTIONS - DETAILS - MISC. NOTES: 1. Show ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. 2. Show the installation of a ceiling vapor barrier supporting the attic ventilation reduced area calculation, R806.2. PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code. 2. Note and specify all piping materials, UPC 301.1.1. 3. Provide the total fixture unit demand for the addition (include existing fixtures if sharing any amount of common service pipe from the meter) per 2003 UPC Table 6-4. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi, if the water pipe serves both the existing and proposed fixtures. MECHANICAL PLANS: 1. Revise Note #1, sheet 4, replacing Pima County with City of Tucson. 2. Remove The Town of Sahuarita from Note #10 & 11, sheet 4. 3. Show bathroom exhaust fan CFM rating R303.3 and M1506. ELECTRICAL PLANS: 1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42. 2. Provide equipment rated for 22,000 AIC short circuit protection (sub-panel B schedule), 2006 Edition of Electric Service Requirements TEP SR-510. 3. Revise the panel schedule showing descriptions for all connected circuits (#7, 10 & 12), E3304.11 & E3606.2. Show the smoke detector circuit number on the plan consistent with the schedule. 4. Use Table E3605.1, 60 degree C column, for sizing branch circuits and conductors rated at 100 AMP or less, E3605.4.1. Show #8 conductor for Circuit 1/3. 5. All receptacle outlets at exterior locations shall have ground fault circuit interrupting protection. Label the roof mounted receptacle "GFCI" ckt #5 requiring such protection, E3802.3. 6. Note that an arc-fault circuit interrupter shall protect bedroom outlets including lights and smoke detectors, E3802.11. 7. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6. OUTDOOR LIGHTING CODE 1. Provide a cut-sheet for the FCO style (shielded) fixtures for approval, or add notation on the drawing indicating fixture A2 shall be Full Cut-off. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 4B, 2100 HDD, IRC chapter 11, local amendment. The simplified prescribed energy values for glazing U=0.65, ceiling R=19 and walls R=13 complies with 2003 IECC energy requirements, if glazing does not exceed 12% of exterior wall area. Show these values, or provide energy calculations per the 2003 IECC for compliance validations.
