This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable. This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan. Should you have questions regarding the comments herein, please contact your plans examiner Chris Kiel. Reference IRC Section R106.1.1 and City of Tucson Submittal Requirements. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. See Sheet 5. ARCHITECTURAL COMMENTS: Sheet 2 Doors 6 and 7 are missing from the door schedule. Please clarify. Sheet 4 For thin-coat stucco systems over foam board, note and specify the listing agency’s evaluation report number, system name and manufacturer. Reference the City of Tucson Submittal Requirements. Provide a calculation for the venting of the attic in compliance with IRC R806 and show the location of all vents needed to comply, or show compliance with an accepted Non-vented Roof Method (Details 7 or 8), Dated 7/18-19/2001 as permitted by IRC Section R104.11, Alternate Methods. Reference IRC Section R806.2. Details on sheet 3 indicate attic insulation at the roof deck, however the section detail on sheet 4 indicates insulation at the ceiling. Please clarify. STRUCTURAL COMMENTS: Sheet 1 Provide the roof dead load value with the clay tile roofing for the truss manufacturer. Reference IRC Sections R301.4, R301.6. Sheet 3 Specify in the footing details that the bottom reinforcing bars shall be a minimum of 3” above the ground. IRC R403.1.3. The foundation plan specifies (1) #4 bar at the top of the footing, however the footing details 7 and 8 do not show this reinforcement. Please clarify. All foundation hold-downs and anchor-bolt spacing for alternate braced walls shall be specified and located on the foundation plan. Reference IRC Section R106.1.1. Detail gable end bracing connections. Reference IRC Sections R802.10.1, R106.1.1. Provide minimum openings of 22” by 30” for access and ventilation into over-framed areas (>30 SF). Reference IRC Section R807.1. Sheet 4 Exterior corner framing and nailing must comply with IRC Figure R602.10.5 for continuous structural panel sheathing at exterior walls. Provide details on the plan. Provide listing agency evaluation report number and manufacturer of all concrete or clay-type roofing. Reference IRC Section R106.1.1. PLUMBING COMMENTS: Reviewed and approved. MECHANICAL COMMENTS: Sheet 5 The tankless water heater shall be listed for outdoor installation or shall be protected from the weather. Please clarify on the plan. Reference IRC Section G2406.3. Sheet EMP-1 Please clarify how heat is being supplied to the new addition. IRC R303.8. ELECTRICAL COMMENTS: Sheet 5 Provide a circuit designation on the panel board (30-amp?) for the new ductless AC unit compressor located outside. Reference IRC Chapter 36. Sheet EMP-1 Provide an electrical symbol legend. IRC R106.1.1. Indicate the location of the disconnect for the new compressor. Reference IRC Section E4001.5 and Table E4001.5. Indicate on the plans that a minimum of 30” X 36” clear working space will be provided in front of all panels, cabinets, and disconnects. Reference IRC Section E3305.2. Provide a hard wired smoke detector in the family room adjacent to the new master bedroom door. Reference IRC Sections R313.1, R313.1.1. When ceiling finish materials are not removed, existing bedrooms shall be equipped with battery operated smoke detectors. Clarify on the plan. Reference IRC Sections R313.1, R313.1.1. Provide lighting at the stairs in the master bedroom in compliance with IRC Section R303.6. ENERGY CODE COMMENTS: Sheet 5 Annotate on the plans that any ductwork installed in unconditioned space will have a minimum of R-5 insulation, and any ductwork installed outside the building envelope will have a minimum of R-8 insulation.
