COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for full code compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) due to an expansion of greater then 25% of building/structure area.

2. D.S. 2-02.2.1.A.7 This comment has not been addressed. The cross section of Weymouth Street provided on sheet 3 of 7 does not address on street parking. Also there is a 10'-0" setback shown on this shown on the cross section that in not correct. Provide a cross section of Weymouth Street from COT Transportation. If parking is allowed along Weymouth Street then Per LUC Sec. 3.2.6.5.B and LUC Table 3.2.6.I, the setback for the proposed building is measured from the outside edge of nearest adjacent travel lane. This said, based on the building height of 50'-2" provided on the plan, it appears the proposed building will not meet the required setback. FYI building wall height for use in determining perimeter yard setbacks, is measured from design grade, not finished floor, to the highest point of the wall. There is a reference on sheet 4 of 7 calling out "10' BUILDING SETBACK LINE", this reference is not correct and needs to be removed from the plan. There is also a 39.7' dimension called out from the proposed building to the back of curb along Weymouth Street, on sheet 4 of 7. This dimension will need to be revised once the outside edge of nearest travel lane is depicted correctly on the site plan. Once the setback is depicted correctly on the plan zoning will be able to provide a final comment so that a Design Development Option (DDO) can be applied for.

3. Once all the above comment has been addressed, zoning is willing to provide an over the counter review, call or email for an appointment.

11/06/2007 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Denied Comment not addressed. Provide the rim elevation of the next upstream sanitary manhole or cleanout. Determine the need for a backwater valve per Section 710.1, UPC 2006, as amended by the City of Tucson.
