Meyer Avenue, addition to professional office building HC-3 zone, HISTORIC OVERLAY ZONE APPLICABLE Site plan review, 1st review TRANSMITTAL DATE: 12/19/2006 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This project was reviewed for compliance with the Land Use Code (LUC), Development Standard (DS), American National Standard Institute (ANSI) and International Building Code 2003 (IBC). Due to the size of the addition being less than 25% of the total existing gross floor area, staff did not review this project for full code compliance. Only the addition and design criteria required for this addition proposal were reviewed for code requirements. DS 2-02 was used for the basis of this review with regards to site plan content. 2. I see that the site is comprised of 4 separate lots per the COT map system. Staff requests a lot combination covenant be recorded to ensure that the site functions as one (parking, etc.) should the lots be sold off. Please see the attached covenant and include the recordation information and notarized copy of the covenant on the resubmittal. 3. Per DS 2-02.2.1.5, please provide lot dimensions and bearings on the site map. 4. Per DS 2-02.2.1.6, with regards to the buildings; A) Please provide the existing building height and setbacks to perimeter lot lines. B) Please show existing lot lines C) Note lot combo covenant is in process, leave a space for docket/page of recordation. D) Please dimension the building footprint. E) Please show total vertical clearance at entry - from sidewalk to porch must be 8' min. 5. Per DS 2-02-2.1.7, list zoning and adjacent zoning. 6. Per DS 2-02.2.18, the parking for an office use is at a ratio of 1 space for every 200 square feet of gross floor area. A) list parking calculation at a ratio per above, listing number of provided vs. required B) Parking for this addition requires 2 additional parking spaces. It is apparent the site cannot hold any additional parking spaces, thus a Board of Adjustment variance is required to delete the required parking. C) Provide the list of variances granted under case C10-87-16. I see that a variance was granted for the site with relation to parking, however, it should be clarified as to exactly what those variances were for: layout, access, number of spaces, etc. 7. Per DS 2-02.2.1.9, bicycle parking is required based upon the total number of spaces provided on the site. Due to the fact this is not a full code case, bicycle parking can be provided per the 2 required vehicle spaces and all class 2 (2 spaces) can be provided. Please provide note on plans and a typical bicycle parking detail showing the racks. Note that DS 2-09 is the reference section (see internet for updates at www.tucsonaz.gov/dsd) for bicycle parking design and location. 8. Per DS 2-02.2.1.10, show any sight visibility triangles. 9. Per DS 2-02.2.1.11, show the adjacent two lots to the west with the access aisle off Main to the site. Dimension the access aisle please, identify the easement and docket and page associated, and provide any notes of variances granted for the access aisle width. 10. Per DS 2-02.2.1.12, show the width of the sidewalk along the front of the addition. 11. Per DS 2-02.2.1.13, show any proposed new signage or lighting if applicable. 12. Per DS 2-02.2.1.14, please list any variances granted for deletion of a loading zone. 13. Per DS 2-02.2.2.A, provide the Floor Area Ratio (total building area in square footage divided by total lot size) proposed. And list the total lot size. 14. Per DS 2-02.2.2.B, provide clarification - is the gross floor area increase 325 or 315? Conflicting notes throughout the plans. 15.
