This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. ยท Cross-sections shall be cross-referenced to the floor plan and framing plans. FOUNDATION PLANS: 1. Dimension the wall thickness, as well as footing width, height, and depth into undisturbed soil for each footing type and condition, Table R403.1. FLOOR PLANS: 1. Clarify size and swing direction of new bedroom door. 2. Clarify 'ledger' notes at exterior wall openings (lintel?). 3. Provide details for connection of roof members to 6x10 beam. 4. Justify size of 6x10 beam for span across master bedroom (calculations show inadequacy). 5. Note the requirement for a bond beam at the top of masonry walls per R606.10. 6. Specify and detail all over-framing members for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (>30 S.F.), R807. 7. Detail and specify all overhang/eave dimensions. 8. Specify the outrigger & gable end bracing and connections to the structure, R802.10.3. 9. Projections shall not extend to a point closer than 2 feet from the property line, and when extending into the 3-foot fire separation distance shall have not less than one-hour fire-resistive construction on the underside, R302.1. ELEVATIONS: 1. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7. PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code, or appeal to the Building Official for IRC design approval. ELECTRICAL PLANS: 1. Show receptacle outlets at wall spaces 2' or more so that no point along the wall is more than 6' from a receptacle outlet, E3801.2 (check bedroom wall common to closet). OUTDOOR LIGHTING CODE 1. Include all exterior fixtures on the property in the outdoor lighting calculations (OLC 3.1.2). Show the exterior fixture wattage for determining lighting limits.
