Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

· Provide a note for underground facility tracer wires per DSD Memo, 10/24/2005.
· Provide page #3 of plan, or remove from Drawing Index
· Cross-sections shall be cross-referenced to the floor plan and framing plans.

FOUNDATION PLANS:
1. Dimension the wall thickness, as well as footing width, height, and depth into undisturbed soil for each footing type and condition, Table R403.1.
2. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per Table R401.4.1 if a soils report is not provided.

FLOOR PLANS:
1. Label all rooms and spaces.
2. Show compliance with R310 providing egress from bedrooms (existing bedrooms 1 & 2) to meet the following minimum specifications.
1. Maximum sill height of 44".
2. Minimum net clear opening area of 5.7sqft (5 sq.ft 2nd floor).
3. Minimum net clear opening dimension of 24" height and 20" width.
3. Clarify size and location of new bedroom door and respective header.
4. Specify lumber grade and species, R802.1.
5. Provide details for connection of roof members to 6x8 beam.
6. Justify 6x10 beam for span across master bedroom.
7. Note the requirement for bond beam at the ledger and at the wall top, 2 #4 rebar anchorage, R606.10.
7. Clarify materials used: prefabricated trusses or wood I-joists.
· Provide manufacturer's calculations and data for pre-fabricated trusses, R802.10.2, or note the requirement for deferred submittal approval prior to installation. Include the heatpump point load in the design criteria.
· Projections shall not extend to a point closer than 2 feet from the property line, and when extending into the 3-foot fire separation distance shall have not less than one-hour fire-resistive construction on the underside. Provide notation showing compliance with R302.1.
· Show lateral support of trusses. Show a detail of truss to wall connection using ties having a resistance to uplift of not less than 175 pounds, R802.10.5.
· Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (>30 S.F.), R807.
· Detail and specify all overhang/eave dimensions.
· Specify the outrigger & gable end bracing and connections to the structure, R802.10.3.
· Calculate the attic ventilation area using 1 to 150 of attic area in compliance with R806.2. Note that 50% to 80% of the required ventilating area is be provided by upper space vents when applying the reduced area calculation, or show a one perm rated vapor barrier installation.
· Specify manufacturer and series on glue-lams and "I" joists, R802.1.4.
· Provide joist sizes and spacing in compliance with Table R802.4.
· Note and size all roofing drains and scuppers for flat roofed areas, R903.4.

ELEVATIONS:
1. Note and specify all roof slopes appropriate with selected material, R901.1. (Minimum allowable slope for Built-up roof is ¼" per foot, R905.9.1. Minimum allowable slope for Roll roofing is 1" per foot, R905.5.2.)
2. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation, R905 (clarify details 1,2/S-1, and note 8/S2).
3. Indicate all materials used; stucco, siding, veneer, etc.

PLUMBING PLANS:
1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code, or appeal to the Building Official for IRC design approval.
2. Provide the total fixture unit schedule for the entire property (to include existing fixtures) per 2003 UPC Tables 6-4 and 7-3.
3. Provide the maximum developed length of water line and diameter from the meter using 2003 UPC Table 6-5 assuming 46 to 60psi if the water pipe serves both the existing and proposed fixtures.

MECHANICAL PLANS:
1. Provide return air duct and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU).

ELECTRICAL PLANS:
1. Show receptacle outlets at wall spaces 2' or more so that no point along the wall (exclude door openings) is more than 6' from a receptacle outlet, E3801.2.

OUTDOOR LIGHTING CODE
1. Include all exterior fixtures on the property in the outdoor lighting calculations (OLC 3.1.2). Show the exterior fixture wattage for determining lighting limits.
2. Show compliance with City of Tucson Outdoor Lighting Code; the total unshielded lighting limit for area E3 is 12,000 lumens per acre.
3. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).
