This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. Construction drawing guidelines are available from the residential desk of the Development Services Division. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. Indicate the location of gas, water, electric and sewer or septic line on the property, from property line to building. Provide the location of utility meters. 2. Show the water pipe size from the meter to the building. Show the point of connection for the proposed branch. The pipe must be sized for the calculated load, 2003 UPC 610.1. FLOOR PLANS: 1. Show that each water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture) and has a clear space in front not less than 21", IRC figure R307.2. With shower addition indicate clearances haven't been compromised. 2. Note that tub/shower enclosures shall have nonabsorbent surfaces to 6' above the floor, R307.2. All glass enclosures shall be tempered, R308.4.5. SECTIONS - DETAILS - MISC. NOTES: PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code, or appeal to the Building Official for IRC design approval. 2. Note and specify all piping materials, UPC 301.1.1. 3. Provide a drawing of waste lines showing the size of waste lines, vents and required clean-outs. 4. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4. Provide the maximum developed length of water line and diameter using 2003 UPC Table 6-5. What size and where is water service line? You likely are increasing your developed length by moving the water heater. You are definitely increasing your fixture count by adding shower. Insufficient data on plans to determine whether plumbing lines are properly sized for project. 6. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute, State Amend. R4-48-104. 7. Provide pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5. 8. Indicate on plan size, material, and location of plumbing changes. MECHANICAL PLANS: 1. Provide an equipment specification list M1302.1. 2. Show the condensate line for HVAC unit, M1411.3. 3. Show that the maximum length of dryer vent does not exceed 25' with consideration of bend reductions, M1501.3. 4. Provide return air duct and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). ELECTRICAL PLANS: 1. Show the location of the panel, E3501.6.2. 2. Indicate the location of convenience outlets heating and air conditioning equipment. Service outlet must be within 25' of equipment. (see E3801.11 and E3803.4) 3. Indicate the location of all disconnect switches for air handling equipment, E4001.5. 4. Show locations of smoke detectors, R313. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms shall be equipped with battery operated smoke detectors, R313.1.1. 5.
