This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. SITE PLAN: 1. Indicate the location of gas, water, electric and sewer or septic line on the property, from property line to building. Provide the location of utility meters. FOUNDATION PLANS: 1. Show compliance with termite treatment specified by R320, as amended. 2. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1 if a soils report is not provided. 3. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½" diameter with 7" embedment into concrete or masonry. Maximum spacing 6' o/c and within 12" of each sill plate end, R403.1.6. 4. Epoxy connections require special inspections. If used, a special inspection request must be included with the permit application. STRUCTURAL PLANS: 1. Show size, spacing and span of all framing members, rafters and top sills. 2. Completely detail all connections to the foundation and/or framing members: Trusses to top plate Beam to post Post to slab Hanger types Straps Continuous load path for shear transfer 3. Show actual masonry wall horizontal lateral support R606.8.1. 4. Show masonry wall vertical lateral support R606.8.2. 5. Note the requirement for bond beam at the wall top, 2 #4 rebar anchorage, R606.10. 6. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. 7. Show lateral support of trusses. Show a detail of truss to wall connection using ties having a resistance to uplift of not less than 175 pounds, R802.10.5. 8. Specify the outrigger & gable end bracing and connections to the structure. 9. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (>30 S.F.), R807. ELEVATIONS: 1. Calculate the attic space ventilation area using the correct attic area in compliance with R806.2. Note size and location of all vents needed to comply. 2. Note and specify all roof slopes appropriate with selected material. (minimum allowable roof slope is ¼" per foot, R905.11.1) SECTIONS - DETAILS - MISC. NOTES: 1. On standard detail sheets, cross out all details that do not apply or are not being used. 2. Provide a building cross-section. More than one may be required to clearly illustrate how the structure is to be built. Details for porch are missing-columns/posts, connection to beams and rafters, roofing slope and decking. 3. Note and specify the size, spacing and length of anchor bolts for top plates R403.1.6. 4. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. 5. Please detail porch beam @bedroom wall connection and support. ELECTRICAL PLANS: 1. Receptacle outlets shall be installed in habitable spaces so that no point along the wall (exclude door openings) is more than 6' from a receptacle outlet, E3801.2. 2. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3801.7. These outlets shall be GFCI protected E3802.3. 3. Note that an arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11. 4. At least one wall switch controlled light or outlet must be provided in outdoor entrances or exits E3803.3. 5. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6. 27. Show locations of smoke detectors, R313. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms shall be equipped with battery operated smoke detectors, R313.1.1. Smoke alarms are required outside each separate sleeping area R313.1.2. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Compliance with code includes all fixtures on site being included in calculations not just added fixtures. INTERNATIONAL ENERGY CONSERVATION CODE: 1. The simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13 complies with energy requirements 2003 IECC w/ local amendments if glazing does not exceed 15% of exterior wall area. Show these values as well as the solar heat gain coefficient SHGC minimum value of 0.40 rather than the previously accepted MEC values. Indicate how you will achieve R-19 in walls.
