This site plan was reviewed for full code compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) due to an expansion of greater then 25% of building/structure area. 2. Provide a copy of the last approved site plan. 3. All lettering and dimension shall be the equivalent of twelve (0.12") point or greater in size. 4. Provide the project address. D.S. 2-02.2.1.A.3 5. Provide the required building setbacks from County Club Rd. This set back is based on the location of the future curb along County Club Rd. The location of the curb shown on the plan appears to be incorrect. The distance from the right-of-way line to the face of future curb should be shown as 9'. D.S. 3-01.0 Figure 10. Show the location of the future curb and dimension the required setbacks from the back of future curb. LUC 3.2.6.5.B.1 & D.S. 2-02.2.1.A.7 6. Provide the required building setbacks from 44th Street. This set back is measured from the outside edge of the nearest adjacent travel lane. LUC 3.2.6.5.B.1 & D.S. 2-02.2.1.A.7 7. Provide a typical parking space detail for a standard parking space. D.S. 2-02.2.1.A.8 Provide a dimension for the angle of the angled parking. 8. Per IBC Table 1106.1 two (2) handicapped parking spaces are required based on 29 parking spaces provide on site. Of the two (2) required handicapped spaces one (1) is required to be van accessible. IBC section 1106.5. D.S. 2-02.2.1.A.8 9. The handicapped parking detail does not reflect the handicapped parking space shown on the plan. Revise the detail. D.S. 2-02.2.1.A.8 10. The handicapped sign detail does not meet the requirements, see detail provided on site plan. D.S. 2-02.2.1.A.8 11. If bicycle parking is not required for this project remove the detail from the site plan. D.S. 2-02.2.1.A.9 12. Provide the existing and future site visibility triangles (SVT) and label accordingly. D.S. 2-02.2.1.A.10 13. For safety concerns align the handicapped parking space access aisle with the striped crosswalk. D.S. 2-02.2.1.A.12 14. Clarify how the access ramp located at the west end of the striped crosswalk works. Is it a sidewalk that is flush with the pavement or is it a curb access ramp? D.S. 2-02.2.1.A.12 15. Pedestrian circulation path and accessible route is required to connect the sidewalk around the existing office building to the existing sidewalk along 44th Street. D.S. 2-08.3.1 & D.S. 2-02.2.1.A.12 16. Curb and sidewalk may be required along both Country Club Road & 44th Street, see engineering comments. 17. If curb and sidewalk are required by engineering then the sidewalk, which extends west from the striped crosswalk will need to connect to the sidewalk. D.S. 2-08.3.1 & D.S. 2-02.2.1.A.12 18. If applicable provide the location, type, size and height of existing and proposed signage and/or billboards. D.S. 2-02.2.1.A.13 19. Label Country Club Road as an MS&R route. D.S. 2-02.2.1.A.18 20. Dimension the future and existing right-of-way for Country Club Rd. If the existing and the future right-of-way are the same then label the right-of-way as existing & future. This also applies for the future and existing curb. D.S. 2-02.2.1.A.19 & D.S. 2-02.2.1.A.21 21. If applicable all easements of record must be graphically shown on the plan together with recording docket and page reference. D.S. 2-02.2.1.A.20 22. If applicable provide existing and proposed lighting layout and type. D.S. 2-02.2.1.A.25 23. Per LUC Section 3.2.3.2.B, Development Designator "34" the Floor Area Ration (FAR) is 2.0, revise the FAR calculation. D.S. 2-02.2.2.A.3 24. Zoning is not able to verify required parking until all vacuum and wash bays are shown on the plan along with each drying space. Provide on the site plan. D.S. 2-02.2.2.A.4 25. Provide a calculation for building expansion. The proposed shade structures are to be included. D.S. 2-02.2.2.A.6 26. Revise the Setbacks listed in the calculations to reflect comments 5 & 6. 27. There is no bldg./parcel ratio required for this project, remove from plan.
