TRANSMITTAL DATE: January 22, 2007

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC).

2. Zoning acknowledges the four vehicle stacking spaces shown on the plan. The stacking spaces shown for the southern most drive-through interfere with the turning radius of the solid waste vehicle. Revise the plan so that the tuning radius does not cross over a required stacking space. Minimum vehicle stacking of four (4) spaces is required to be shown on the plan, this includes the spaces at the window. Demonstrate the required stacking. D.S. 3-05.2.1.C.2.c Additional comments may be forth coming.

3. Per D.S. 2-09.5.2 show the required 60" aisle width on the detail. Also provide a dimension on the plan that shows that the 60" aisle width is maintained between the bicycle rack and the vehicle overhang. The bicycle parking detail does not meet the current development standard D.S. 2-09.0 Supplement 9. The bollard type rack does not provide the two-point support system per D.S. 2-09.2.3 revise the detail. D.S. 2-02.1.A.9

4. Ensure that all changes to the site plan are reflected on the landscape & grading plan..

Engineering Division recommends conditional approval of the site plan and grading plan at this time. The following item needs to be addressed prior to stamp approval of the site plan or grading plan:


SITE PLAN COMMENTS:

1) DS Sec.6-01.4.1: Revise the site plan to show that the maneuverability of the solid waste vehicle is not obstructed by the vehicle stacking spaces required for the drive thru window. The maneuverability shown in the pdf attachment sent to Steve Shields, Zoning Division is acceptable. Provide the change to the proposed site plan and grading plan prior to approval.

2) Over the counter stamp approval is required for the site and grading plan sheets. Provide the applicable sheets to show maneuverability for the solid waste vehicle.


GENERAL COMMENTS:

Please provide revised site plan and grading plan sheets that address the comment provided above. For expedite purposes the site plan and grading plan can be reviewed over the counter for stamp approval.
