This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.), Land Use Code (LUC) & ICC/ANSI A117.1-2003 2. Under the assumption that all units will have a 2nd story addition this plan is reviewed for full code compliance due to a greater then 25% building expansion. Additional comments may be forth coming. 3. The east & west property line dimensions show "309.38 (M), 299.28 (R) & 310.15 (M), 300.09 (R), These dimensions should reflect what is shown on the Final Plat recorded in 1980. D.S. 2-02.2.1.A.5 4. The current bicycle parking calculation shows 49 vehicle parking spaces provided when only 47 are shown on the site plan. Revise the calculation. Under the bicycle parking calculation provide the proposed and provided bicycle parking spaces D.S. 2-02.2.2.A.4 5. If temporary use of the MS&R right-of-way is proposed, a site plan/landscape plan is required indicating how the project will comply with LUC requirements when the MS&R right-of-way can no longer be used as part of the site. Such plan is to be an exhibit to an executed covenant for recordation stating the responsibility of the property owner, successor, or assignee as to the removal of improvements and compliance with the LUC at no cost to the City. LUC 2.8.3.5.F. 2. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Verify the lot lines on the landscape and site plans are the same (See Zoning comments). 3. A planter area with a minimum unpaved area of thirty-four (34) square feet and a four (4) foot minimum width is required or each canopy tree within the vehicle use area. Note indicating that planters are to be 54" X 54" are not adequate, revise as necessary.Revise 4. The landscape plan to include the following calculations: § Length and width of landscape borders and number of canopy trees per length including § Square footage of all landscaped areas and calculation of the percentage of vegetative coverage for each type of plant materials per DS 2-07.2.2.A. 5.
