T06CM05126 WILLDAN PROJECT NO. 13881-7011 The initial review for the above project has been completed. This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable. This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan. Should you have questions regarding the comments herein, please contact your plans examiner Chris Kiel. GENERAL COMMENTS: All text shall be capitalized and no smaller than 1/8”. Reference IRC Section R106.1.1 and City of Tucson Submittal Requirements. Sheet 2 List the square footage for all the following areas separately on the drawings: Covered porches (existing and new) Living Space (existing and new) Reference IRC Section R106.1.1. ARCHITECTURAL COMMENTS: Sheet 3 Show and specify the size of the shower door. All glass enclosures shall be tempered. Reference IRC R308.4. Show that the water closet is located in a clear space not less than 30” wide and has a clear space in front not less than 21”. Reference IRC Section R307.2 (figure). In General Note #3, reference the 2003 IRC Table R602.3(5) for stud size and spacing. Revise the building section callouts to reference Sheet 7. Reference Section R106.1.1 of the IRC. For thin-coat stucco systems over foam board, note and specify the listing agency’s evaluation report number, and note and specify the vapor barrier. Reference the City of Tucson Submittal Requirements. Sheet 4 It appears that a window is missing from the south elevation per the floor plan. Please clarify. Reference Section R106.1.1 of the IRC. Show the header height of the new master bedroom window. IRC Section R310. The window in the sitting room is shown as a 5x2 on the floor plan and a 5x3 on the elevation. Please clarify and coordinate all sheets. Reference Section R106.1.1 of the IRC. The building section details and the roof plan on sheet 6 indicate parapets and scuppers at the east and west elevations, however the elevations do not show this construction. Please clarify and coordinate all sheets and details. Reference Section R106.1.1 of the IRC. Sheet 6 Note and size all roof drains or scuppers on flat roofed areas. Reference IRC Section R903.4. Sheet 7 Note and specify all roof slopes appropriate to material, (minimum allowable roof slope is ¼” per foot). Reference IRC Section R905. Annotate on the plans that the weep screed will be a minimum of 4” above the earth and a minimum of 2” above paved surfaces. Reference IRC Section R703.6.2.1. The metal roofing shall be installed on solid sheathing, except where the roof covering is specifically designed to be applied to spaced supports per IRC R905.10.1. Please clarify and note on details 7 and 8. A light colored roof coating is required for the un-vented TJI roof joist in compliance with an accepted Non-vented Roof Method (Detail 3), Dated 7/18-19/2001 as permitted by Section R104.11, Alternate Methods. Reference IRC Section R806.2. STRUCTURAL COMMENTS: Sheet 5 Note the assumed soil bearing pressure of 1500 psf is being used in the design of the footings. Revise foundation note #3. A soils report is not required unless any portion of the structure is to be supported on fill. Reference IRC Section R401.4 Provide a detail for the connection of the new footing to the existing. IRC R106.1.1. Provide a detail for the depressed floor at the shower. Reference IRC Section R403.1. Sheet 6 Specify design criteria on the plans. Provide values for the roof dead load and live load. Reference IRC Sections R301.4, R301.6. Reference IRC Table R602.3(1) for the nailing in Roof Framing Note #6. Callout all headers at the master bedroom and bath on the framing plan. IRC R301.1. Provide a detail for the connection of the “I” joist to the parapet and to the exterior wall in the master bedroom. IRC R106.1.1. Sheet 7 In details 2 and 5, specify the exterior walls as 2x6 framing with R-19 insulation per note #1 on sheet 3. Reference Section R106.1.1 of the IRC. In detail 5 specify the size and spacing of the ceiling joist over the master closet. IRC R602. On the details where applicable, specify the ½” OSB sheathing at all exterior walls per note #1 on Sheet 3. Reference Section R106.1.1 of the IRC. Exterior corner framing must comply with IRC Figure R602.10.5 for continuous structural panel sheathing at exterior walls. Provide details on the plan. Specify in the footing details that the bottom reinforcing bars shall be a minimum of 3” above the ground. IRC R403.1.3. PLUMBING COMMENTS: Sheet 3 Note that the shower enclosure shall be finished with ceramic tile, or an approved nonabsorbent surface, to a height of 72” above the drain. Reference IRC Section R307.2 and UPC Section 412.7, 412.8. Sheet 8 The City of Tucson has adopted the 2003 Uniform Plumbing Code with local amendments. All plans must reference the 2003 UPC with local amendments in its entirety. Show all required clean-outs on the plumbing isometric. Reference City of Tucson Submittal Requirements. Plumbing vents shall be a minimum of 10 feet away from all air intakes. Clarify on the plan for the roof mounted mechanical equipment. Reference UPC Section 906.2. Two showerheads are shown on the plan in the master bath shower, however only one is specified on the water fixture unit schedule. Please clarify. Reference Section 103.2.3 of the UPC. The pressure and temperature line for the water heater must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down. The T& P line shall not terminate over patios or sidewalks. Reference UPC Section 608.5. MECHANICAL COMMENTS: Sheet 10 Note on plans: “Mechanical shall comply with 2003 IRC Chapters 12-24.” Reference IRC Section M1201.2. Show exhaust fan locations and exhaust duct terminations for bathrooms, water closet compartments and similar rooms in lieu of operable windows. Reference IRC Section R303.3. For the typical gas water heater provide a 3” flue. Show on plans. Reference IRC Section M1805.3. For the gas burning water heater, please provide combustion, ventilation, and dilution air requirements. Reference IRC Section G2407.1. It appears that the mechanical duct location in the master bedroom is in conflict with the 5x1 upper windows. Please clarify. Reference Section R106.1.1 of the IRC. ELECTRICAL COMMENTS: Sheet 9 Note on plans: “All electrical work shall comply with 2003 IRC Chapters 33-42.” Reference IRC Section E3301.2 and City of Tucson Submittal Requirements. Note the type (single phase 3-wire?) and disconnect of the upgraded service panel. Note the bonding method to the water and gas piping. Specify a #4 bare copper ground at the service panel. Reference IRC Sections E3507, E3508, E3509. The square footage shown in the load calculations does not match the floor plan for the project. Provide an estimated electrical load for the existing home and then show the square footage and electrical load calculations for the new addition with the total amps required for the entire home. Reference Section R106.1.1 of the IRC. Note that at least one 20-amp branch circuit shall be installed to serve the laundry room and this circuit shall have no other outlets. Add this circuit to the load calculations for the addition. Reference IRC Sections E3603.3, E3801.8. The mechanical plan specifies one AC unit for the project, however the load calculations specify two units. Please clarify and coordinate all sheets. Reference Section R106.1.1 of the IRC. Designate on the plans the location and circuit of all required light fixtures, receptacles, and switches and coordinate with the panel schedule. Designate which circuits are existing and which circuits are new on the panel schedule. Reference IRC Chapters E38, E39, and City of Tucson Submittal Requirements. Indicate on the plans that a minimum of 30” X 36” clear working space will be provided in front of all panels, cabinets, and disconnects. Reference IRC Section E3305.2. Bathroom outlets shall be on a separate 20-amp circuit with no other outlets. Clarify on the panel schedule. Reference IRC Sections E3801.6, E3603.4. All exterior outlets shall be weather-proof and GFCI protected. Note on the plan. Reference IRC Sections E3801.7 and E3802.3. Lights installed over a shower or bathtub must be approved for use in wet areas. Reference IRC Sections E3303.3, E3903.8. Note that two or more 20-amp small appliance circuits shall be provided to serve all existing receptacle outlets in the kitchen, pantry, breakfast room, and dining room. Such circuits shall have no other outlets. Reference IRC Sections E3603.2, E3801.3.1, E3801.2. Indicate the location of the disconnect for the AC compressor. Reference IRC Section E4001.5 and Table E4001.5. Show on the plans that the service outlet will be within 25’ of HVAC equipment. Reference IRC Section E3801.11. Show the location of the hard-wired smoke detector in all of the bedrooms. Reference IRC Sections R313.1, R313.1.1. Please provide cut sheets and calculations for all exterior lighting fixtures. Reference City of Tucson Outdoor Lighting Code. Please specify how many lamps of each type are being used for the exterior lighting. Lumens will be calculated by the maximum allowed watts for each fixture that the manufacturer specifies. Reference City of Tucson Outdoor Lighting Code. Cross-reference exterior lighting fixtures on the plans with the cut sheets and calculations submitted. Reference City of Tucson Submittal Requirements. ENERGY CODE COMMENTS: Sheet 3 Indicate on the plan the “R” values of insulation, as well as the “U” values of the windows and doors in compliance with the prescriptive requirements of IRC Chapter 11. Reference IRC Section R106.1.1. Sheet 10 Provide a note that water heaters with vertical pipe risers shall have a heat trap on both the inlet and outlet of the water heater, unless the water heater has an integral heat trap or is part of a circulating system. Reference IECC Section 504.7. Annotate on the plans that any ductwork installed in unconditioned space will have a minimum of R-5 insulation, and any ductwork installed outside the building envelope will have a minimum of R-8 insulation.
