Provide concrete sidewalk from office entry along front of building (west side) up to area where transitions to garages (see redlines) B) Provide a ramp where transitioning from sidewalk to asphalt refuge area. Engineering Division does not recommend approval of the site plan at this time. The following items need to be addressed prior to the next submittal: Site Plan: 1. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. For a PAAL at the stem street side and an arterial as the through street side the near side site visibility triangle should be 345' and the far side site visibility triangle should be 125'. Site visibility triangle (SVT) indicated in detail B2 - Sheet C5.1 indicate the SVT's on site plan shows east triangle as 345'. Please verify that the site visibility triangles meet the requirements for the conditions of the site. Future site visibility triangle does not appear to be aligned properly. Please verify location and label. Current label indicates two existing site visibility triangles. Label the appropriate triangle as future. 2. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14. DS Sec.2-02.2.1.A.14: Provide (label and dimension) the required onsite maneuvering area for the loading zone that is shown adjacent to the proposed building. Refer to AASHTO for the national standards for turning radii. 3nd request. 3. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. Existing PAAL access to proposed trash dumpster does not meet minimum 24' for two way traffic aisle or minimum 20' for fire access. See D.S. 3-05.2.1.C.1 for traffic aisles. Also clarify if access easement will allow adequate spacing for solid waste vehicle. 4. Per 40' back up dimension refuge truck does not appear to meet clearance.
