Street landscape borders shall be located entirely on site, except that, if approved by the City Engineer or designee. Up to five (5) feet of the required ten (10) foot width be placed within the adjacent right-of-way area or within the Major Streets and Routes (MS&R) right-of-way area on MS&R streets. 3. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4 4. Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage per DS 2-07.2.2.2.g 5. One (1) canopy tree must be provided for every thirty-three (33) linear feet of landscape border per LUC 3.7.2.4. Additional tree is required within the street landscape border. 6. The planting plan will include the name of all existing vegetation to remain in place. Identify trees to remain on-site 7. Within vehicular use areas, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1.a. This project was reviewed for compliance with the Land Use Code (LUC), Development Standard (DS), American National Standard Institute (ANSI), and International Building Code 2003 (IBC). Specifically, this project was reviewed for compliance with site plan criteria outlined in DS 2-02. 2. Per DS 2-02.2.1.2, with regards to the property description for this project, staff noted that this parcel is the result of a lot split recorded in 2003. Please provide a copy of the city stamped/approved lot split on the resubmittal. 3. Per DS 2-02.2.1.3, on location map, please add the Pantano Wash and Stocker Drive. 4. Per DS 2-02.2.1.6, clarify the use of the site - lube/oil or more intense auto repairs? Staff acknowledges the plan indicates minor repair, and parking is provided for such use. This request is to ensure that no greater service than lube/oil is planned for this site, as development criteria may differ, and this project was reviewed only for a lube/oil service. In addition, please clarify building entries - and office location. 5. Per DS 2-02.2.1.7, please declare the future curb location for 22nd Street and show the building setback from the future curb - the greater of 21' or the height of the exterior building wall. In addition, for records, please list all required setbacks for this project. Staff verifies no setback issues from east, west and south property lines, and will verify the setbacks off 22nd on the resubmittal once the future curb location is shown. 6. Per DS 2-02.2.1.8, with regards to parking: A) please increase the fine for illegal handicapped parking to $518.00 B) please revise the wheel stop location in the handicapped parking space to be fully contained within the top 2'6" of the parking space (like non-handicapped shown) C) in north parking lot, dimension back up spur and distance behind it to property line D) in south parking lot, call out all curbing around trash container area E) in south parking lot, dimension distance between building and parking space F) in north parking, handicapped parking backs out over crosswalk - unsafe, redesign 7. Per DS 2-02.2.1.9, flip bicycle parking rack to face a north/south position and ensure 5' clear access aisle in front or rear of it. Note, show a small curb cut area for bicycle entry from PAAL as well, that way bicycles don't have to be carried over the curb. 8. Per DS 2-02.1.1.12, per DS 2-08, a striped pedestrian refuge area 5' wide is required along the entire west side of all the buildings. Provide a ramp where transitioning from sidewalk to asphalt refuge area. See comment to redesign crosswalk position to ensure parking does not back out over crosswalk. 9. Per DS 2-02.2.1.13, provide any specs on free-standing signage, billboards or lighting. 10. Per DS 2-02.2.1.14, with regards to loading zones: A) provide two loading zones per LUC 3.4.5.3. B) demonstrate maneuverability of the provided loading zone on the plan. C) Stripe all loading zones D) Loading zones must be 12x35 E) Pedestrian crosswalk cannot cross through/over loading zone 11. Per DS 2-02.2.1.19/21, please dimension 22nd Street with the current and future right of way. Show centerline, travel lane, existing and future curb and sidewalks please. Note that the future maximum width of 22nd Street is 150 feet. 12. Per DS 2-02.2.1.20, with regards to easements A) clarify if the 1' no access easement running along the north property line area is just a no vehicular access easement, or is it pedestrian as well? B) Give docket and page for access easement on adjacent parcel to west C) Delineate area of access easement on adjacent parcel to west D) Ensure all easements for site are on plan with docket an page recording information 13.
