This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. Construction drawing guidelines are available from the residential desk of the Development Services Division. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. See this site for all adopted amendments: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html All dimensions and notes shall be consistent on each plan or elevation. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005. FOUNDATION PLANS: 1. All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36" in the direction of travel, R311.4.3. 2. Show compliance with termite treatment specified by R320, as amended. 3. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1 if a soils report is not provided. 4. Please provide a dimensioned plan. 5. Specify and locate all foundation hold-downs and anchor-bolt spacing (at quarter points) for brace wall panels, R403.1.6 & R602.10.3 or R602.10.6. FLOOR PLANS: 1. Projections shall not extend to a point closer than 2 feet from the property line, and when extending into the 3-foot fire separation distance shall have not less than one-hour fire-resistive construction on the underside. Indicate compliance with R302.1. 2. Show compliance with R303.1 providing natural ventilation for adjacent rooms (4%), or approved mechanical ventilation. (Bathroom) 3. Indicate the location of tempered glass (within 24" of doorways and when less than 60" above tub/shower floors), R308.4. Note #7 glazing with bottom edge less than 18" above the floor. 4. Locate and identify brace wall types and locations, R602.10.4 along with the appropriate tie-downs and nailing schedule, R602.10.8. 5. Identify ceiling heights in all areas on floor plan, Table R602.10.5. Note average height at sloped ceiling areas. STRUCTURAL PLANS: 1. Provide complete roof and floor framing plans. Show size, spacing and span of all framing members, rafters, beams, headers and blocking. Please indicate post locations, vertical location of collar ties, and beam and header sizes. 2. Specify lumber grade and species. 3. Completely detail all connections to the foundation and/or framing members: Trusses to top plate Beam to post Hanger types Hold-down locations and types Continuous load path for shear transfer 4. Provide a complete braced panel layout showing panels at the ends (within 12.5') of all wall lines and additional panels centered at least every 25' between, Table R602.10.1. All exterior wall lines shall be braced. 5. Show rafter to wall connection using (H2.5) ties having a resistance to uplift of not less than 175 pounds, R802.10.5. (More required if overhang is excessive as shown on elevations) ELEVATIONS: 1. Provide complete drawings of all elevations. The overhang on elevations is not to scale. 2. Indicate all materials used; stucco, concrete block, glass block, roofing system, siding, veneer, etc. 3. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation, R905. SECTIONS - DETAILS - MISC. NOTES: 1. Show wood framing members resting on concrete as pressure treated, R319.1.2 2. Explain what you mean by "architectural " connectors. PLUMBING PLANS: 1. I called Tucson water and the static pressure at your property is 43 to 50 psi. That places your calculations in another table: 30-45 psi. It appears that you should increase your meter and supply line size. 2. Indicate compliance with R306.4 water heater required to lavatory. MECHANICAL PLANS: 1. Show bathroom exhaust fan locations with CFM rating R303.3 and M1506. ELECTRICAL PLANS: 1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42. 2. Provide an electrical riser diagram, E3303. Note the grounding and bonding method, E3507. Metallic gas lines must be bonded and shall not be used as the primary grounding method, E3508. 3. Show an underground service entrance on the Riser Diagram, or complete the Electrical Service Wavier form. 4. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3304.11 & E3606.2. 5. Electrical load calculations are required when more than 4 circuits are added, E3502.2. 6. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3801.7. These outlets shall be GFCI protected E3802.3. OUTDOOR LIGHTING CODE 1. Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). INTERNATIONAL ENERGY CONSERVATION CODE: 1. Provide the simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13 when glazing does not exceed 15% of exterior wall area, or provide energy calculations per the 2003 IECC w/ local amendments for compliance validations.
