COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC).

2. This comment has not been fully addressed. The location of a pole mounted sign cannot encroach into the overhang area of the vehicle parking space. Zoning recommends that a wall mounted sign be used. Zoning is willing to provide an over the counter review once the corrections are made, call or email for an appointment. The location of the handicapped parking sign cannot reduce the width of the sidewalk to less then 4', provide a dimension which verifies the width of the sidewalk or relocate the sign. D.S. 2-08.5.1 Provide a detail for the handicapped sign.

A street landscape border, per Sec. 3.7.2.4 of the LUC, is a landscape area with a minimum width of ten (10) feet, running the full length of the street property line(s) bounding the site except for points of ingress-egress. On streets designated as Major Streets and Routes (MS&R), the street landscape border is measured from the MS&R right-of-way line as determined by LUC 2.8.3.4.

2. Street landscape borders shall be located entirely on site, except that, if approved by the City Engineer or designee. Up to five (5) feet of the required ten (10) foot width be placed within the adjacent right-of-way area or within the Major Streets and Routes (MS&R) right-of-way area on MS&R streets.

3. Whether or not required by this Division, screens along a street frontage must be located on the development side of the street landscape border so that they do not obstruct the view of the street landscape border from the street per LUC 3.7.3.2.B

4. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4

5. Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage per DS 2-07.2.2.2.g

6. One (1) canopy tree must be provided for every thirty-three (33) linear feet of landscape border per LUC 3.7.2.4. Required trees must be visible from street.

RESUBMITTAL REQUIRED: Site Plan, Grading Plan and Drainage Report.

The Site Plan, Grading Plan and Drainage Report cannot be approved as submitted. Please include a response letter to the comments below along with the corrected copies of the Site Plan and Grading Plan with your next submittal. In addition, provide two copies of the Drainage Report and Geotechnical Engineering Report with the next submittal, 4 copies of the Grading Plan and 3 copies of the Stormwater Pollution Prevention Plan.

Site Plan:
1. Confirm that truncated domes are to be installed for the handicapped parking spaces located on the east side of the existing building. From the Site Plan, it appears that truncated domes are shown on the side ramps but not at the interface of the striped area in the parking lot and the flush sidewalk.

Grading Plan:
1. Provide the water surface elevation of the three retention/detention basins in order to verify the finished floor elevation of adjacent buildings has the required one-foot freeboard.
2. Add a note stating: "All landscape areas are to be depressed 6" for water-harvesting purposes".
3. Add a note regarding basin inspection and maintenance per the Standards Manual for Drainage Design and Floodplain Management (SMDDFM) 14.3.
4. Add a note referencing the Geotechnical Engineering Report performed by LMT Engineering Inc. agreeing to abide by the recommendations and observations for grading activities.
5. Provide an access ramp to the large northwest retention/detention basin for maintenance purposes, the slope of which is not exceed 15% (SMDDFM 14.3.4).
6. Provide labels on the existing contour and the contour interval next to the north arrow and scale.

Drainage Report:
1. Provide a detailed Basin Maintenance Checklist and Schedule in the Drainage Report (SMDDFM 2.3.1.2.E.1).

Stormwater Pollution Prevention Plan:
1. The Stormwater Pollution Prevention Plan submitted is conditionally approved. Provide a copy of the Notice of Intent prior to Grading Permit issuance.
