The location of a pole mounted sign cannot encroach into the overhang area of the vehicle parking space. Zoning recommends that a wall mounted sign be used. Zoning is willing to provide an over the counter review once the corrections are made, call or email for an appointment. The location of the handicapped parking sign cannot reduce the width of the sidewalk to less then 4', provide a dimension which verifies the width of the sidewalk or relocate the sign. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4 5. The Site Plan, Grading Plan and Drainage Report cannot be approved as submitted. Please include a response letter to the comments below along with the corrected copies of the Site Plan and Grading Plan with your next submittal. In addition, provide two copies of the Drainage Report and Geotechnical Engineering Report with the next submittal, 4 copies of the Grading Plan and 3 copies of the Stormwater Pollution Prevention Plan. Site Plan: 1. Confirm that truncated domes are to be installed for the handicapped parking spaces located on the east side of the existing building. From the Site Plan, it appears that truncated domes are shown on the side ramps but not at the interface of the striped area in the parking lot and the flush sidewalk. Grading Plan: 1. Provide the water surface elevation of the three retention/detention basins in order to verify the finished floor elevation of adjacent buildings has the required one-foot freeboard. 2. Add a note stating: "All landscape areas are to be depressed 6" for water-harvesting purposes". 3. Add a note regarding basin inspection and maintenance per the Standards Manual for Drainage Design and Floodplain Management (SMDDFM) 14.3. 4. Add a note referencing the Geotechnical Engineering Report performed by LMT Engineering Inc. agreeing to abide by the recommendations and observations for grading activities. 5. Provide an access ramp to the large northwest retention/detention basin for maintenance purposes, the slope of which is not exceed 15% (SMDDFM 14.3.4). 6. Provide labels on the existing contour and the contour interval next to the north arrow and scale. Drainage Report: 1. Provide a detailed Basin Maintenance Checklist and Schedule in the Drainage Report (SMDDFM 2.3.1.2.E.1). Stormwater Pollution Prevention Plan: 1. The Stormwater Pollution Prevention Plan submitted is conditionally approved. Provide a copy of the Notice of Intent prior to Grading Permit issuance.
