Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. SITE PLAN:
1. Indicate the location of electric on the property, from property line to building. Provide the location of utility meter.

FOUNDATION PLANS:

1. Many plans are labeled as foundation plans. Please correct.
2. Show compliance with termite treatment specified by R320, as amended.






FLOOR PLANS:

1 Show all doors and windows. Door from dining room to patio omitted.
2. Show compliance with R310 providing egress from bedrooms to meet the following minimum specifications. Compliance for bedroom #2 not indicated
Maximum sill height of 44".
Minimum net clear opening area of 5.7SF.
Minimum net clear opening dimension of 24" height and 20" width.
3. Show the location of a minimum 22"X30" attic access. Attic access is required if the space exceeds 30SF with a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space, R807.

STRUCTURAL PLANS:

1. Provide complete roof and floor framing plans. Justify size, spacing and span of all framing members, trusses, joists, rafters, beams, and headers. Justify your header schedule- it's not from applicable section of R502.5(1). Header doesn't work over SGD @ dining room to patio. Sheet 3(roof framing plan) note 2 labeled non-bearing as a bearing wall. Please correct. Detail 3/5 should have 2x vent board indicated. Indicate what header will be used to replace the wall you indicate will be removed.
2. Justify rafter span at new bedrooms. Include heat pump point load in your design criteria.
Provide rafter sizes in compliance with Table R802.5.1.
3. Provide manufacturer's calculations and data for pre-fabricated trusses, R802.10.2, or note the requirement for deferred submittal approval prior to installation.
4. Show scissors truss to wall connection, using (TC) slotted ties having a resistance to uplift of not less than 175 pounds, R802.10.5. , For your vaulted option.

ELEVATIONS:

1. Calculate the attic space ventilation area using the correct attic area in compliance with R806.2. Note size and location of all vents needed to comply.

SECTIONS - DETAILS - MISC. NOTES:

1. Eave ventilation is not appropriate without attic space, or rafter cavity space between insulation and roof sheathing.
Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing if insulation is attached to truss bottom cords and eave venting is used, R806. 2x10 (91/2")& R-30 (91/2") doesn't allow for vent space between roof and ceiling @3/5







PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code, or appeal to the Building Official for IRC design approval.
2. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4.

3. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 if the water pipe serves both the existing and proposed fixtures. A water service line diameter of 1 1/4" is required for your two-bathroom residence. See my enclosed calculations. Please make changes.
4. Hose bibs require backflow preventers, UPC 603.
5. Show an upper terminal cleanout at each horizontal drainage pipe greater than 5'(all drains with a sink) UPC 707.4. Check bathroom for compliance.
6. Show the cleanout size (1-½" for drains up to 2" and 2-½" for drains up to 3") as required by Table 7-6. The water closet VTR may be used as the cleanout if increased to 2-½" (3" ABS).
7. Provide the length of line to each gas appliance, BTU demand of each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system, UPC 1217.0 & Table 12-7. Besides relocating the water heater you are adding heat pump. Please offer information how gas system will accommodate the additional load.

MECHANICAL PLANS:

1. Provide a heated air source to all habitable rooms, R303.8. Please include dining room.
2. Show dryer vent size and location, M1501.







ELECTRICAL PLANS:

1. Show the location of the panel, E3501.6.2.
2. A receptacle outlet shall be provided within 3' of the basin in each bathroom, E3801.6. Bathroom receptacles shall be on a separate 20 AMP circuit with no other outlets, E3603.4. Please include circuit #20 on panel schedule.
3. Indicate the location of convenience outlets for air conditioning equipment. Service outlet must be within 25' of equipment. (see E3801.11 and E3803.4)
4. Indicate the location of all disconnect switches for air handling equipment, E4001.5. Please indicate circuits on panel schedule and electrical plan.
5. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6.
6. Show locations of smoke detectors, R313. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. This includes existing bedrooms with attic space, R313.1.1.
7. Smoke alarms are required outside each separate sleeping area, R313.1.2.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Show the exterior fixture wattage for determining lighting limits. 2. Include notation for setting the adjustment-aiming angle no higher than 45 degrees to the horizontal.
3. Show the total number of exterior fixtures located on the property when calculating the new total.
