COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. I have reviewed this site plan under the assumption that the Proposed Use will be either Office or Retail. This said once the Proposed Use is determined future comments may be forth coming. At a minimum on the next submittal provide the information required in D.S. 2-02.0, see attached.

2. Per the City of Tucson Zoning maps approximately 58' of the east portion of the entire site is zoned R1. Contact Bill Marum @ 791-5550 ext. 2203 to obtain the exact dimension of this area.

3. The proposed building can not be built across the property boundaries. A lot combination will be required.

4. A copy of the last approved site plans for the adjacent north and south properties will be required for the next submittal.

5. All text and dimensions shall be the equivalent of twelve (0.12") point or greater in size. The Section, township and range text on the location map and the lot dimensions and bears on the site plan are too small.

6. Provide a project address on the site plan. D.S. 2-02.2.1.A.3

7. Provide a location map with the subject property approximately centered within the one (1) mile square area. Identify conditions within the square mile are, such as major streets and watercourses. D.S. 2-02.2.1.A.4

8. Provide the height of the proposed building, and overhangs, canopies and the use. D.S. 2-02.2.1.A.6

9. Provide the required zoning setbacks and distances between buildings. D.S. 2-02.2.1.A.7

10. Based on the assumption that the use is Office or Retail and that the 12,491.6 square foot building is a single story structure the required parking is 12,491.6/200 = 63 spaces required. Of the required 63 spaces 3 are require to be handicapped 1 to be van accessible. Per the proposed site plan there are only 9 spaces provided, 2 are handicapped. Provide typical parking space details for handicapped and standard spaces. D.S. 2-02.2.1.A.8

11. There is no off-street bicycle parking provided on the plan. Based on the requirements of 63 parking spaces the required bicycle parking is 8% of the total number of parking spaces provided which equals 5 bicycle parking spaces required, 4 Class 1 & 1 Class 2. Provide materials for lighting, paving, and security; fully dimensioned layout; specific type of rack and the number of bicycles it supports; and the location and type of directional signal if required. D.S. 2-02.2.1.A.9

12. Both the east and south PAAL's to not meet the minimum required width of 24' for a PAAL with perpendicular parking. LUC 3.3.7.2 Revise plan to meet requirements. D.S. 2-02.2.1.A.11

13. Identify clearly the vehicle, bicycle, pedestrian and handicapped circulation on the site. D.S. 2-02.2.1.A.12

14. If applicable provide the location, type, size and height of existing and proposed signage. D.S. 2-02.2.1.A.13

15. Based on a 12,491.6 sq. ft Office use one (1) 12'x35' loading space is required or based on 12,491.6 sq. ft Retail use two (2) 12'x35' loading spaces are required. Provide fully dimensioned loading space(s) and maneuvering area(s) on the plan. D.S. 2-02.2.1.A.14

16. If applicable all easements of record must be graphically shown on the plan together with recording docket and page reference. D.S. 2-02.2.1.A.20

17. If applicable provide an existing and proposed lighting layout and type. D.S. 2-02.2.1.A.25

18. Provide existing and proposed zoning of parcels and adjacent parcels. D.S. 2-02.2.1.A.28

19. Provide existing and proposed uses. D.S. 2-02.2.1.A.31

2. Submit a copy of the last approved site plans for the adjacent properties to the north and south.

3. Submit a landscape plan per DS 2-07.0. to verify that entire site meets current minimum requirements. Indicate all improvements.

4. A street landscape border, per Sec. 3.7.2.4 of the LUC, is a landscape area with a minimum width of ten (10) feet, running the full length of the street property line(s) bounding the site except for points of ingress-egress.

5. Include on the landscape plan the square footage of the on-site vehicular use area; number of parking spaces, including the required and provided parking space calculation, and the calculation of the required number of canopy trees.

6. Within vehicular use areas, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1.a. Verify entire site meets canopy tree requirement.

7. Submit Application for Exception; include acceptable documentation, which clearly indicates that the project will not impact Protected Native Plants.
