10/19/2006 | KEN VAN KARSEN | BUILDING-RESIDENTIAL | REVIEW | Denied | PLAN REVIEW COMMENTS for Activity # T06CM04967 Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. Construction drawing guidelines are available from the residential desk of the Development Services Division. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. See this site for all adopted amendments: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html STRUCTURAL PLANS: 1. Provide existing beam size at the Living Room showing compliance with Table R502.5(1) for the additional roof load. Provide the existing rafter/truss span from any interior bearing wall for determining the existing roof tributary load. PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code. 2. Relocate the gas meter, or note the requirement for corrosion-resistant material where the gas pipe passes through the concrete slab, UPC 1209.5.6. 3. Gas meters shall be located at least 3' from sources of ignition, UPC 1209.6.2(C). 4. If relocated, provide the length of gas line (total developed length) from meter to the most remote appliance on the system and size the supply pipe for the connected demand, UPC 1217.2. ELECTRICAL PLANS: 1. Tucson Electric Power requires meters and associated equipment to be relocated from under patios, TEP SR-405.L. Show the location of the relocated electrical panel. 2. Show the location of the permanently installed baseboard heater with an appliance rather than with a receptacle (circuit #19). OUTDOOR LIGHTING CODE 1. Show the unshielded limit on the Outdoor Lighting as 1,800 rather than 18,000. 2. Show the total number of exterior fixtures located on the property when calculating the new total. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 4B, 2100 HDD, IRC chapter 11, local amendment. The simplified prescribed energy values for glazing U=0.65, ceiling R=19 and walls R=13 complies with 2003 IECC energy requirements, if glazing does not exceed 12% of exterior wall area. Show these values, or provide energy calculations per the 2003 IECC for compliance validations. Select the climate zone 4B, Pima County < 4000 ft, 2100 HDD if using REScheck. http://www.energycodes.gov/rescheck/ If you have any questions, please contact your assigned plans examiner Ken Van Karsen at 791-5550, extension 1112. |
