This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. See this site for all adopted amendments: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005. SITE PLAN: 1. Indicate the location of gas, water, electric and sewer or septic line on the property, from property line to building. Provide the location of utility meters. 2. Show the water pipe size from the meter to the building. The pipe must be sized for the calculated load, 2003 UPC 610.1. FLOOR PLANS: 1. Note that tub/shower enclosures shall have nonabsorbent surfaces to 6' above the floor, R307.2. All glass enclosures shall be tempered, R308.4.5. 2. Show fireplace location, hearth size and materials, R1003.10 or R1004.2. Provide fireplace cut sheets, make, model number and the approval number of the UL-127 testing agency (IE: ICBO #) for factory built (zero clearance) fireplaces, R1002, or note the requirement for deferred submittal approval prior to installation.. 3. Clarify the skylight size. The Roof Plan, sheet A1.05, may incorrectly note 24" x 24". Provide ICBO # on all skylights over 2' by 4'. STRUCTURAL PLANS: 1. Specify lumber grade and species on the drawings. 2. Show masonry wall horizontal lateral support R606.8.1. 3. Revise the structural calculations for the 9' lintel openings showing both the Arizona Room and porch roof loads. ELEVATIONS: 1. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation for the porch roof, R905. 2. Note and specify roof slopes at roof base and porch with appropriate material. 3. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7. 4. Show a minimum 2' termination above any roof point within 10' measured horizontally, and not less than 3' above the point where the chimney passes through the roof, R1001.6. SECTIONS - DETAILS - MISC. NOTES: 1. Keynote references for 2 & 3 are reversed on sheet A1.01. 2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code. 2. Note and specify all piping materials, UPC 301.1.1. 3. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4. Provide the maximum developed length of water line and diameter using 2003 UPC Table 6-5 assuming 46 to 60 psi. 5. Show an upper terminal cleanout at each horizontal drainage pipe greater than 5'(all drains with a sink) UPC 707.4. 6. Show a two-way cleanout within 2' from the building at the lower end, UPC 707.4. 7. Show plumbing vents (VTR) within acceptable distances from traps (maximum 6' for water closets), UPC Table 10-1. MECHANICAL PLANS: 1. Note on plans: Mechanical shall comply with 2003 IRC chapters 12 - 24. 2. Show dryer vent size and location, M1501. 3. Show bathroom exhaust fans with minimum 50 CFM rating R303.3 and M1506. 4. Show the kitchen exhaust fan minimum 100 CFM rating, M1506. 5. Provide return air duct and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). ELECTRICAL PLANS: 1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42. 2. Provide a panel schedule showing circuit wire size, E3304.11 & E3606.2. 3. Revise the electrical load calculations showing a 40% demand factor (not 30%) applied after entering the dedicated circuit subtotal, E3502.2. 4. All receptacle outlets serving kitchen countertops (#10, 11 & 12) and within 6' of a wet bar or sink shall have ground fault circuit interrupting protection. Label each receptacle GFCI requiring such protection, E3802.6. 5. Note that at least one 20 AMP branch circuit shall be installed to serve the laundry room #19, E3603.3 and 3801.8. 6. Note that an arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11. 7. Lights installed over a shower or bathtub must be approved for use in wet area, E3903.8. 8. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11. 9. Indicate the location of all disconnect switches for air handling equipment, E4001.5. 10. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6. 11. Smoke alarms are required outside each separate sleeping area (bedroom 2), R313.1.2. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Show the exterior fixture wattage for determining lighting limits. Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). INTERNATIONAL ENERGY CONSERVATION CODE: 1. Provide energy calculations consistent with materials shown on the plans. Keynote 14, sheet A1.04 shows 1 ½" rigid foam which does not support selected "R-19" value of wall insulation. 2. Show the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40.
